I read online that the Oak Cliff area of Dallas is being redeveloped a block at a time, with homes being refurbished or renovated.  And I'm sure some of the worst are falling away to make room for new construction.  Here in Lubbock Delbert McDougal et al., have done much in redeveloping and recreating the Overton area.  There are now luxury apartments and condominiums. 

I wonder about the occupancy rate or sales info of the condos there in McDougalville and the Vintage Township brownstones in south Lubbock.   Even before my knees grew creaky I didn't want a home with stairs.   Now if someone twisted my arm and gave me a 2-story home, condo or loft, I bet I'd manage to get up and down the stairs.  But I'm not buying one.  I believe that builders and developers in this market of 2 and 3 story homes and condos are instantly writing off a large percentage of home buyers. 

If only I knew the next area of Lubbock to be redeveloped I would probably go make a real estate investment.  I guess that is where the word "speculation" comes in.  Perhaps Oneall Terrace or South Overton?  Both of these areas have some awesome historical homes  I met a couple who live in Oneall Terrace and love their home there.  They called Tech Terrace home for many years before moving and they are among those predicting that Oneall Terrace is the next prime neighborhood.  Personally I would be pleased to see either area get the nod.  And I wish I owned property there.  Here are a couple of properties for sale in these neighborhoods that I have had my eye on.

2311 16th Street - This South Overton home, built in 1928, has been converted into a duplex.  There are approx. 2000 sq. feet total.  The architectural design is Spanish.  It may need a lot of work but is a diamond in the rough.  The list price is 110,000.  MLS 9953843

1915 28th Street - This unique home in Oneall Terrace was built in 1929.  This home is 2 story and has over 2300 sq ft.  This brick cottage is unique and loaded with character and charm.  It has a detached garage and the list price is 139,990.  For this home I'd actually drag myself up the stairs to the 2nd floor. MLS 9954132
