According to Steven Thomas, Aliso Viejo's Market Time is falling off a cliff!  As of April 26, Market Time is down to 0.69 Months, dropping 29% over the previous 13 days!  0.69 Months is an Intense Sellers' Market!  Every Property (unless it's in Bad condition) will Sell at a Price equal to the highest comparable Sale over the last 6 months! 

For Sellers, it is Very difficult to predict how long this condition will last.  The Aliso Viejo Market was Nothing like this just 5 months ago!

 

Inventory is down another 11% since April 23!  As of May 1, there are only 97 residences for Sale, without on accepted offer!  This is the 1st time I’ve ever seen less than 100 places For Sale in Aliso Viejo!

 

Demand is up 4% since April 13 with 143 new escrows per month!  That is the highest number of New Escrows per month that I’ve ever seen in AV!

Short sale listings increase in Aliso Viejo.

 

Aliso Viejo Listing by Type:

Standard Sellers = 57 - 59%, down 1 percentage point since April 22.

Short sales = 33 - 34%, up 4 points!

Bank-owned foreclosures = 7 – 7.2%, down 2.8 points!

Less than $350,000 = 24 residences - 25%, down 3 more points since April 23!

$350,000 - $475,000 = 31 - 32%, up 1 point!

And > $475,000 = 42 - 43%, up 3 more points!
