NW Austin ~ Canyon Creek ~ April 2012 Statistical Report
The good news continues for Canyon Creek! In April 2012 homes sales were up 29% over April 2011.
There has been a 10% increase in the purchase of smaller square footage homes therefore the average sold price is down 6%. Smaller square footage homes tend to sell at a higher price per square foot therefore its understandable the price per square foot increased by 5%. The average days on market are down 6% with well priced and staged homes moving off market in 1-6 days.
With 15 current active listings in Canyon Creek and an average of 7 homes sold per month the number of months it will take to sell the existing inventory (the absorption rate) will be 2.14. A stable market is 6 months worth of inventory and anything below that is a seller’s market. Canyon Creek home sellers should be seriously considering putting their homes on the market.
