If you are a listing agent, having a home display book giving basic facts about the listed home is more and more essential. It will help to cause a prospective client to linger in the home a little longer than the average 4-5 minutes. That lingering is Sticky Power on the internet. It is simply power for a listing agent wanting a buyer to make that decision in their favor.

When I sold Harold's Home in Hesperia. We made sure that the solar heated hot water heater was one of the features the purchasing client would realize savings from. Simple to verify- look at the utility bills year over year. If in doubt check out a house of about the same dimensions  for its utility bill.  Yes, there may be differences in lifestyle, size of family, living habits etc. Take this for instance, They have three teens and you don't have any.And maybe you put on all the holidays and birthdays parties at your home and they simply don't.

If The bills are not available(the onwers throw them away or simply don't know where they are) you can approach the local utility company. It is possible that they would keep on record the last year or two. If you look at your current bill and notice a year on year comparision you will know what I mean.

But what about other concerns of energy on a home? Check into the insulation in the attic, check the connection of the ad/heating vents to the main unit. If the appliances in the home are more than ten years old and in many cases even five you might check into newer units that are better energy use rated.

Simply Things like the filters on the home need to be  checked. There is a mindset of an effecient home that runs with the aspect of it being well maintained.

Leaks, no not water, but air leaks around the doors, windows and the fireplace.

If you call the local Energy Department you can request an energy survey and have suggestions made by local utilites professionals.  You can even pursue and ask about special programs and rebates in effect that will reduce cost and help with energy usage.

There are many other ideals that will help you call your local utitily companies and always get a licensed contractor to perform work on your home and keep the bills.
