As the Real Estate market has stabilized in a lot of areas including here in the Manchester NH area the amount of homes on the market is declining as sales have increased We are turning from a Buyers market to a Sellers market HOWEVER there are many variables such as location of the home, condition of the home, desirability of the home, style of home and price that can affect a home sale.
I have witnessed sellers attitudes snapping backwards like it is 2004 and hindering their own ability to sell their home. Is it their agents giving them bad advice? Is it these new fangled TV shows touting tips that are not realistic? is it friends or neighbors giving them bad advice?
Just yesterday after 2 days of negotiations on price, closing date, deposit, time for inspection, time for mortgage committment the seller adds a paragraph that sale is contingent upon them buying a new home prior tio the buyers committment date of the sale is void? WHAT???? in this market????
What ever it is, the market is improving, not booming that sellers can dictate to buyers terms and conditions. Some sellers will sleep right through our current market if they do not respect the type of market we have.

1. CHOOSING AN AGENT: . Using a Full time, Full service, Local and well experienced Listing Agent can give you the advantages you need when selling your home.
2. PRICING: One of the most important things that can help you sell your home is pricing it right. List prices need to be priced at or near market value. The simple truth is over priced listings are one of the only segments of the market that are not selling.
3. LISTING AGENTS: With the decrease in Listings, there is pressure on Listing Agents to provide more service. For agents who have been providing a strong service to the banks throughout the last 4-5 years they are being rewarded as some banks consolodate their agent lists.
4. SHORT SALES: When listing short sales the practice of listing the home "way under market value" to attract more offers is leading to an increase in short sale rejections. This practice should be avoided as it is not helping out sellers who are losing their homes to foreclosure becuase of it.
IN CONCLUSION: The moral of the story is whether you are an agent, buyer or seller it is time to wake up, do not get caught snoozing and do not miss the boat. There are still some incredible deals out there. Interest rates are still ultra low "for now". Sellers need to be realistiC and agents need to be on top of their market to be able to provide the service your clients want and need.
It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

It is always best in a changing market to choose an agent that knows what to do.

Hi Scott - That's great advice for what has become a compleex and difficult market - there are now many variables affecting each sale, and so many ways to miss or ruin an opportunity - it takes a knowledgeable professional to read the signs correctly.

I've seen several sellers down in my area of Bristow, VA get over zealous with their list prices. Yes, buyer demand is huge right now, but not for over priced homes.
Great point Chris Ann, Properly priced homes are selling, over priced homes are sitting
Maybe some prospective home sellers will read your post and avoid these unrealistic positions.

Roy that would certainly be nice,many sellers choose the inexperienced type of agents and then look to replace them. Choosing a local agent who is well experienced initially certainly does help the home selling process
So true Scott, some sellers are negotiating themselves right out of a sale. Most buyers these days will not tolerate unreasonable seller demands.

Scott- I especially like your point on short sales, it's blatantly obvious when they are listed way below market value and doesn't help the buyer or seller. Again proving your point that a local expert is key whether you're buying or selling.
