Do I really want to work with you???? If you know of anyone that has been involved with AA, take heed to Step 10 "Continued to take personal inventory and when we were wrong promptly admitted it." Yup I failed to do so.
No I am not a member of AA, however each one of us should read their 12 Steps to Serenity, and we'd all learn how to apply it to our business model. I made a big boo boo by doing a favor for a friend, and I admit it, and I will not let it happen again.
Look a real estate transaction is supposed to happen in a particular way and I will outline it here:
1. A meeting, consultation, appointment, hook-up or whatever one may call it is necessary for a prospective client to meet with a real estate agent. A note to buyers, we are not chaperones to meet at properties and just open doors for the general public.
2. A pre-qualification is necessary to determine how much house one can afford. Agents are not there to insult you by asking pertinent questions. If someone came to you and stated they want you to buy the Brooklyn Bridge, would you purchase it? How about I'll buy a hamburger today and I'll pay you Thursday? Yes that gives away my age....
3. Motivation is a factor as well. One may state they are serious on buying a home, but are they motivated?
4. Paperwork needs to be signed prior to looking at properties. You work? Did you sign your employee handbook, W-9, Agreement of Employment when you started your job? Yes that is how agents get paid, a Buyer Representation Agreement should be signed prior to the only thing an agent has to sacrifice, their time.
So following this guideline prior to viewing any type of property in the Philadelphia, PA area and other parts of the Country, this is what is needed - A needs assessment appointment, a signed Consumers Notice, a signed Buyer Agency Agreement, and a Pre-Qualification Letter from an "approved" lender.
It is not Rocket Science but this is the least one can do to save time and frustration, or else someone will be headed to where the current song refers to.
