Demand for single family homes in Calgary increased in April 2012 with 1,588 total sales compared to 1,217 in April 2011, and an average sold price of $ 483,165 compared to $479,656 in April 2011.
This growth in sales is not met with the same level of increase in new listings. As a result the single family homes are selling quickly and shifting in the direction of a seller's market, "placing downward pressure on inventories" according to the Calgary Regional Housing Market Statistics released by CREB. The good supply of houses in Calgary's surrounding area along with the new home inventory are helping to fill the gap between demand and supply!
Condominium sales totaled 621 in April 2012 compared to 534 in April 2011. Enough inventory is keeping this market balanced with an average sold price of $290,348 compared to $289,333 in April 2011. While the spring market showed improvement over the last year, CREB's report noted that the sales and listings activity is below long-term trends.
