Just north of Research Parkway, are the neighborhoods of Parkwood and the Villages at Wolf Ranch - a newer Colorado Springs neighborhood.

Parkwood is a John Laing new home community. Per the John Laing website:

The Villages are new single family home sub-neighborhoods within Wolf Ranch with a density of no more than 11.9 homes per acre. New homes for sale in this Wolf Ranch neighborhood sit on lots ranging from about 4,000 sf - 10,000 sf.

These Wolf Ranch neighborhoods are also home the Wolf Ranch Gateway Park. (Another Gateway Park is scheduled to be built on the SE corner of Briargate Parkway and Wolf Center Drive, in the "Estates" neighborhood.)

11.9 homes per acre...really?  That's like 60 x 60 ft lots.  A doublewide trailer measures 24 x 60 ft.

Hi Bob- 11.9 Homes per acre makes the minimum lot size 3,660 - which makes sense in this part of Wolf Ranch, as one section of this neighborhood offers homes situated like detached townhomes - no yards - no maintenance, so a 3,660 sf lot is plenty big for the footprint of the home and the needed driveway.

Like I mentioned also, the rest of the homes in this part of Wolf Ranch are on 4,000 - over 10,000 sf lots.
