6 Things That Could Hurt Your Chances of Selling Your Home

If you’re selling your home, you may want to make sure that you’re not turning off the potential buyers by having any of the following at your home:

 

  • A cramped, foul smelling house – The home needs to be presented as being spacious and well ventilated, not cluttered and smelly. 
  • Pet odors, nicotine and cigar smells – Yet another factor that prevents a home from appearing well aired and ventilated
  • False Advertising – it hardly helps to overstate the features of a home that has been put up for sale. A buyer would be unlikely to purchase what he was not expecting
  • Not being committed to the sale – it is better to understand the market well and be serious about selling a home, rather than beating around the bush with perspective buyers
  • Overstating the price – unrealistic pricing often makes a sale difficult; it is best to consult with several agents and set an appropriate market price to generate the best and most fair return on the sale
  • Being present at the showing – this tends to aggravate perspective buyers, especially if they have to listen to a host of reasons as to why they should buy the home. It is best to let the buyers review the house alone, allow them to ask as many questions as they may have, and let them make a well informed, independent decision

Good tips!  I just pulled a listing for a customer advertised with 4 bedrooms, 3 full baths and 2 half baths.  In reality, the home had 3 bedrooms, 3 full baths and 1 half bath.  It had a den but the den had no closet so it is not a bedroom.  It was a waste of everyones time!

Agents need to give a true representation of the property.
