As 2007 came to a close, I wanted to celebrate my ActiveRain Successes.  Instead, I think I should build on them and set an aggressive goal for generating business through blogging in 2008.

Crofton, Maryland - My very first ActiveRain post, back in March, was a real estate market study for the zipcode where I live and work, Crofton, Maryland - Market Report for February 2007.  Within a week, I received a call from a property owner who found me on the Internet and was impressed with my knowledge of the area.  She listed her Crofton property with me - a townhome located about 2 blocks from my office and maybe 6 blocks from my home. 

It's a listing I never would have gotten, if not for that first post on ActiveRain and Localism.

Crofton, Maryland - About the same time, I was contacted by someone whose house had been on the market for a number of months without any success.  He, too, saw that first market study - my very first ActiveRain post.  Since the home was listed with another agent, I told the caller that I couldn't advise him but he was welcome to follow my online posts about market coonditions.  He did, and he called me the same day his listing expired - I'M A HOUSE, AND I HAVE MY OWN WEBSITE!  

  

Arnold, Maryland - This summer, I got a telephone call from a Georgia agent who was relocating to Maryland, due to her husband's job transfer.  They, too, found my localism posts in a google search.  A few weeks later, I sold them a home near Annapolis.

Crownsville, MD - In June, I had a few extra minutes and I couldn't think of a blog topic - so I did one of those market studies for a nearby zipcde - Crownsville MD - Market Report for May 2007 vs. May 2006.  Would you believe that I got a call from someone who owned property in this area, and they listed it with me in October? It's a Perfectly-Priced Home Near AnnapolisThis home is still available, so spread the word to anyone you know who might be thinking of relocating to Maryland.

Ft. Bragg, N.C. - Then, there was the outgoing referral that I had for the Fort Bragg area - I contacted six agents through the RE/MAX referral roster and got no response.  I contacted three ActiveRain agents and had a reply from Eric Anderson within 2 minutes of sending my email.  He listed the property and I earned a handsome referral fee.

- In September, I got a call from someone who read my post about the Absorption Rate in Anne Arundel County, and I got their listing for the Best Value in Davidsonville within a week. 

She and her husband had previously interviewed another agent and tentatively planned to list with him.  However, Mrs. Seller was extremely impressed with my detailed information - that I wasn't "just another real estate agent", and I did get the listing - it was the only house listed in September in that zipcode that sold and settled in less than 60 days - and it sold non-contingent at 94% of full price in this terrible market.

 

Lesson learned:  In spite of all my brilliant, well-composed, creatively-written blogs - it was the boring ol' market studies that captured the attention of consumers.  And most of these were in my early blogging days, before I learned from Brian Block how to make fancy charts and graphs.

With four listings (three of them sold and settled, to date), one sale, and one successful outgoing referral in the nine months since I started posting on ActiveRain - I am setting an aggressive goal for 2008:  12 closed transactions from blogging.  In fact, that's more than a goal - I'll stick my neck out here and say THAT'S MY PREDICTION for 2008!

What is your goal for closed transactions from blogging in 2008?  What are you doing different from last year to make that happen - Better titles?  More content?  Targeted posts?  More and better use of keywords and tags?

Margaret -what a great achievement. You must have very smart consumers in your area  to choose you. Despite my "brilliant" posts and charts, I did not have business from blogging yet, so it's hard to make goals. May be people in Princeton have an aversion to blogs?:)

MARGARET - I decided that this year I would switch from doing quarterly market reports to monthly market reports.  I've spoken to Bill Gassett, and he told me about his success just based on those reports.  They are no where near as much fun to create, and I agree with you that they are fairly boring to read.  However, I have always strived to give the people what they want in business, so if that's what they want, it's not my place to tell them otherwise.  I will continue to do the writing that tells stories about real-life real estate transactions, in the hope that the stories will also generate business, along with the market reports.  Good luck with hitting your 2008 goal.  Happy New Year.

Faina - I "lucked" into this success.  But most of my real estate successes over the years have come from good instincts rather than targeted efforts.  Now... if I can just combine those good instincts with targeted efforts this year...

Adam - I think that's a good idea.  Frankly, that's one of the things (apparently) that sets you part in the eyes of the consumer from all the other agents who all say the same thing - I'm #1!

Jan - Showing pictures of actual properties and linking to actual posts may bring the benefit of blogging to life for people who have not yet had the same success.  And thanks for the link love!

Thanks, Lisa - Your comment means a lot to me, since your posts are always so inspiring!  It is interesting to see what seems to generate the calls - if it hadn't happened to me personally, I'm not sure I would have believed how effective market studies are.  I think, perhaps, it's because people aren't getting them from anyone else in my market.  (At least not until my competitors read this and now start doing them.)

Margaret - I need to give some thought to my goals for transactions from blogging for 2008.  I have had four incoming referrals (two of which will likely pan out), one closing, and two clients coming soon to meet and look at homes.  I need to generate some market reports, too, even though the thought makes me yawn a bit.

Margaret, congratulations on your successes in 2007.  I'm glad to hear that you've set a concrete goal for 2008 and I'm certain that you'll keep us posted on your progress.  Between your efforts on Active Rain and your outside blog, you're certainly poised for success.  I've seen a lot of people avoid the market reports, but the fact is that this is the basic information that consumers want.  And the reports certainly don't have to be boring.  Neighborhood reports and overviews also drive a lot of consumer traffic.  I've consciously chosen not to spend my time on Active Rain writing "Members Only" posts about my favorite movie or how to bake oatmeal cookies, because I just can't see how that will get me business.

Jason - You know, those market reports become much more interesting when you use charts because of the visual impact.   It's time consuming to set up Excel for the first one, but save the info and then they only take about 5 minutes to produce in subsequent months.  I've started using them on listing appointments, contract presentatons...   I even do a mini version as a monthly mailout to my farm.  One hint - at some point, I started enriching the title with keywords - "Crofton real estate market report - January 2008" instead of "Market report - January 2008"

Ginger and Roger - I'm glad to be able to report my success, because I don't think most of us have any idea what a great tool the real estate market report is.

Katerina - I'm a little more nervous about setting a goal for our February event - I have no idea what to expect with that.

Lance - As you can imagine, having such early success from ActiveRain made me an instant believer in the power of blogging!

Brian - You snuck in that comment as I typed this, so I'm coming back to add you here.  While writing market reports was something I did from the beginning, I'm so glad I had the opportunity to see yours - your reports inspired me to go to a whole new level with them.

Richard, we've thought about moving to Florida, now that my husband is retired, but it seems like such a huge step!  Any regrets?

Carson, I've invited every agent in my office and dozens of others to ActiveRain... plus some lenders.  Very few have accepted the invitation and only one has made any effort to do something with it.  You can lead a horse to water, but you can't make it drink!  If you're blogging, and your competition isn't, that gives you a competitive edge.  That's their loss, and you should just run with it!

Margaret - NO regrets.  And that it was in the 40's two nights ago and will be in the 60's at night in a few days I did get a refresher as to WHY I like it better here!   The only big difference is that other than the temperature.. we have ONE season... sunny and usually warm. 

If you are a great agent in MD then I am sure you will be as great or better in FL.

Excellent post,  I like feel good posts.  I haven't really put that much effort into active rain and localism, because I have an outside blog, but I think AR and localism posts get picked up and rank faster and higher than outside blogs do.  I think I will follow your lead and put a bigger effort into localism.

You're right, Steven, ActiveRain is ranked about both my outside blog and my personal website.  My SEO coach says he sees no ill-effects from duplicate postings to Localism and outside blogs, and in fact recommends putting a teaser in Localism and linking to the outside blog.
