Basking Ridge NJ Real Estate - Closed Sales First Quarter 2012
by Bob Zorechak - GRI, ABR, e-PRO
The Basking Ridge NJ market is definitely heating up in early 2012!
Closed Sales in Basking Ridge NJ are up sharply by 20% in the first quarter 2012 as compared to the same period last year. More recently, sales are up by an impressive 24% for the month of March as compared to last March, indicating a strong start for the spring season.
Buyers are taking advantage of record low prices, plenty of inventory and low interest rates to strike while the iron is hot. Sellers are also benefiting with the return of multiple offers, however not necessarily at or over List Price. In these situations, multiple offers are most often being used to select the best qualified buyers.
In addition, there is a certain amount of "pent-up demand" on both the buying and selling side of this market as many buyers and sellers have been sitting on the fence for several years now and see that the pendulum is beginning to swing in the other direction and as a result, they are taking action.
