Why you should get Preapproved for a Mortgage prior to looking at homes


First, when I talk about looking at homes, I mean physically going to properties to see if you would like to buy a home to live in.  Online shopping is great, and it serves a purpose, but nothing beats looking at a house in person.  You get a feel for the property, it’s surroundings, it’s air quality and it’s condition. 


Most home buyers think that agents are unwilling to bring clients to a home without the preapproval letter because it’s a waste of their time.  There is some truth to this.  However, my job, or more to the point, my responsibility as an agent is to find a home for you and your family, and guide you through the process of successfully purchasing it.


When we go to a property to view it, we are going with the intention of finding out whether it will meet your needs and if you would like to make this your home.  When you find a place you can call home, most times you become emotionally attached to it.  You may fall in love with the property, imagine your family in the kitchen and where you will put the Christmas tree.  Now just think about what would happen if you went back to the Realtor’s office, met with the mortgage professional, and found out that don’t qualify for a mortgage to purchase the property.  This is an emotional letdown that I try to prevent from happening.  It may be hard to overcome and any other home you look at may not measure up to the first one. 


Another reason that you will want to be preapproved is the speed of the market and the availability of great properties.  When you look at properties and find one you like, it’s a race to write a contract, submit it to the other agent and get it ratified before someone else does the same.  It’s a huge disappointment when the one you love goes under contract to someone else and you have to continue your search.  The mortgage preapproval streamlines the process and increases the chances of success.
