Oceanside Homes for Sale - What Happened in the Oceanside Real Estate Market Report in March 2012?

The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured, mobile or multifamily housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In March 2012 there were 172 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 8% more than last month. Here’s the breakdown of overall activity.

Sales volume rose modestly from February sales. Average prices shifted upwards for detached homes, but declined for attached. Buyers are still negotiating only about 3% from asking price across the board.

 

At the end of March 2012 there were 711 Oceanside homes for sale, a decrease of 6% over last month. This represents an inventory of 4.2 months for detached homes (down from 4.6 months in February) and 4.4 months for attached homes (the same as last month) based on the current rate of sales over the last 6 months.

In March 253 Oceanside homes came on the market, a 6% increase from February new listings. During March the number of Oceanside homes going pending (216) also rose, by 29%, from last month.

Kathy - it is indeed encouraging. Wish the inventory was showing more of a shift, though

Jane - and it has been that was for several months now. San Marcos, too

Ginny - yes, the wedding was fabulous and it has already been 2 weeks - hard to believe. Oceanside has a lot to offer and prices, including oceanfront, are far better than next door in Carlsbad and further south.

Jeff, this follows the trend that I have been seeing in other market reports. February was not a good month for most city and towns, but March showing better numbers.
