Time to review the past month's residential sales. Sure, it's a traditionally "slow" time of year for real estate, but not so gloomy here in Waco.
On a positive note, Median Home Sales price is actually higher than this time last year. Not only that, our inventory is slowly but steadily decreasing.
However, Average Days on Market have increased slightly from last year and last month and the actual number of units sold have also decreased a bit. Nothing too shocking here but nothing too be alarmed about either.
The real KEY here is that REAL ESTATE really IS LOCAL even as local as neighborhood to neighborhood. I am sure you have heard that before, but please pay close attention to what that really means. It means that NOT EVERY area of the country is suffering. And certainly not many areas of Waco. You have to understand more than just Waco, you have to also understand each neighborhood, zip code, and even street before you understand what's REALLY happening.

Without good information, it's very difficult to enter into ANY type of transaction. GET YOUR facts and figures straight, don't make assumptions based on media hype.
