Fairfield County Real Estate Market - Q1  2012

Our Fairfeld County Real Estate at a Glance chart shows that both sales prices and volume are up in the First Quarter of 2012 compared to the First Quarter of 2011 in Bridgeport and Trumbull.  In fact, sales volume is WAY up in Trumbull with 84% more sales than last year, athough prices have only gone up 1.7%.  All the other towns that we track in Fairfield County (we only cover 13 of the 22 towns), have mixed results, in some prices are up and volume is down or vice versa.

Prices are up in only one town, Shelton ($335,636 compared to $282,131 last year).  However, sales volume is lower (45 homes compared to 51 last year).  Prices have not increased 19% like the statistics suggest, it is simply that more high end homes are selling.

The real estate recovery that seems to be underway impacts different towns at different times.  Trumbull is in the lead in terms of hgher prices and increased sales.  New Canaan is lagging with lower prices and fewer sales.  Not shown on the chart is Redding with sales prices 20% lower and 44% fewer sales.

The color codes at the bottom of the chart show whether both sales price and volume are increasing (green), decreasing (red), or mixed (yellow).  We'd all certainly like to see more green as the recovery continues.
