There is some money to be made by bidding at the trustee's sale.  Cash only is the discourager for most but those with the cash in hand can find some bargains.

Leilani, I just realized that these auctions are WEEKLY!  Our county Sheriff auctions are monthly.  Have you noticed any trends in the numbers auctioned off compared to two and three years ago?

That brings up another question, as a percentage, how many of these are sold to third parties as compared to the mortgage holder?

Auctions.....something I have never dealt with, but then I also don't do many bank owned or short sales. Great information for your investors!

You're right, Doug...those with cash in hand can find some bargains, but they do need to do their homework so they're not stuck with something unexpected. Last week, someone bought a 2nd mortgage and I just hope they were aware of that. :)

Bruce, our auctions are held multiple times a day here in Placer County in six different locations! To answer your question, there were some pretty good deals in the past that don't seem to happen very often nowadays because there is a lot more competition among bidders. Most sales are bid up from the opening bid amount, but sometimes we're lucky. We just got a property for a "penny over" opening bid last month. :)

Barbara-Jo, real estate is indeed local! I would imagine that Clearwater, Florida wasn't as affected as we were by the foreclosure wave. Around here, if you don't deal in bank owned or short sale properties at all, that significantly reduces the amount of inventory you have to work with. :)
