Warminster    township, Bucks County, Real estate market report, April 2012

I looked up the mls for real estate activity in Warminster township in April 2012.

I looked for residential listings sold in April . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 22 homes that settled in April 2012.

The average original list price was $ 235654.

The average last list price was $223,738

The average sale price was $ 215,309

Highest sale price was $305,000

The lowest sale price was $74,000

The average days the homes were marketed was 113

The average settled price to original price ratio 91.19 %

The average settled price to last list price ratio is 96.38%

The homes were priced high and sellers had to reduce price as seen from ratios.

Warminster is a great place to live. There is a train station from where you can take the train to Philadelphia and to International airport. There are several parks including a Paw Park for dogs. There is a public golf course. The Ben Wilson Senior Center is a great place for Seniors . It offers lots of activities and trips.

There are strip shopping centers and stores such as Ross, TJ Maxx, KMart,Walmart and Kohls.

You can buy a condo for less that $100.000. There are single homes in low $200s. There is an active adult community where you can buy  studio condos for under $100k .
