Q: Are short sale properties selling for any type of “discount” versus the real market value?

Short sale offers must be in line with current market values to produce net proceeds to the investor more than what they would expect to recover through foreclosure. As a result, approved short sale prices average at or near the actual market value.

Q: Why does the short sale process take so long?

In a traditional short sale, the review process doesn’t begin until an executed purchase contract is received.

Acceptable and complete documentation of the borrower’s financial hardship and financial information must be provided by the seller or agent and reviewed by the bank servicing the loan.

Q: What is a BPO on a short sale?

A BPO is an appraisal/Broker’s Price Opinion must be completed by the lender servicing the loan to determine current value.

The offer acceptance IS DEPENDENT TO the BPO

Hi Fernando.  I know I am being picky but a BPO is not usually an appraisal.  Unless a licensed appraiser does the BPO complete with his appraisal file then it is a BPO by somebody other than a appraiser.  Quite frankly that is the problem with short sales not "appraising".  Somebody paid $50 gives you a $50 BPO.  Not worth much.
