UPDATE>>>

We went pass today (during daylight, call us chicken later) and the house was freezing.  I checked the thermostat and I thought it was nuts,  It said 68 degrees.  My two agent friends laughed and said that maybe the house was going through menopause and we all laughed for minutes.  I still felt like I was being watched, really bad feeling. 

I left the other two agents in the house and walked the outside just asking GOD to bless the house and I that feeling never left me.  I could hear men laughing but being that we were three women on an adventure, definately didn't jive.  So I knocked on the window to get the attention of my two nutty friends who convinced me to do this crazy mess to only hear doors slam.  Next thing i heard were screams and the two nuts (my friends) running out of the house saying, the doors to the closets slammed shut and they heard men laughing. 

SO GHOSTS GOT JOKES!!! I have a good one on them.  I have called a few friends who are spiritialist they will be there Saturday Morning at 3:00 to talk business.  I will keep you guys updated. 

By the way... One of the agents swore that one of the ghosts was wearing a dirty shirt and confederate army pants.  But she has convinced herself that she forced the thought into existence.  THE SAGA CONTINUES...

Last evening some clients ask me to show them a few houses in Central Virginia near the Civil War Battlefields(need I say more).  Of course I will, well here we go.

So I walked in quickly as my husband, and the couple walked around the house.  Room to room I ran, this house is gorgeous, it smells great (like fresh strawberries), and it felt so cozy.  But I felt like I was being watched.  The was a newly constructed super colonial with all the bells and whistles.  Just as I got over the being watched, every walked in and I kid you not... THE FRONT DOOR SLAMMED AND THE GAS FIREPLACE LIT.  Wow!!!!!!

I chuckled and said welcome home and the wife asked the question of the night, "Is this house haunted?" I told her with a straight face, "Naw... I think a little spirited, maybe".  We both laughed.  Suddenly all of the the lights blinked off and on, and I swear we both stopped in our tracks.  I personally thought about running like the wind but my professionalism kicked in and I tried to continue the tour. 

As I took them upstairs, the climate became ice cold.  As we went back down it warmed up.  We went into the kitchen and one of the burners lit up.  My mind was in full motion.  I told the client, maybe the house is rigged as a smart home!  The husband was like, "THAT'S IT!!"  But one problem nothing in the literature indicated such technology.  So, I called the listing agent, who basically said he never went there alone after getting lockout of the house while getting ready for an open house.  He told me he had unlocked the door, and propped the front door with a table, so that he could see as anyone approached.  He told me that it was impossible for door to have slammed shut.  So he called the sellers and asked if they could come over and open the door, they told him, "NO WAY!!!"  He explained again, and they told them never again will they step foot on that land, that they live in the house only 2 days and vacated to a hotel on the 3rd.  That the movers moving in, had furniture move right in front of them and doors lock while they were moving in their belongings.  Their dog was freaked out to the point that he would follow them, looking around as I he was being followed.  The final straw was when the wife was dressing, and exited the closet and saw two shadows in the hall outside of the master bedroom.  NOW REMEMBER, I AM STILL IN THE HOUSE LISTENING TO THIS, ALONE IN THE KITCHEN!!  And we had had more than we could handle happen already.

Just as I said, I don't want to hear anymore, we all heard a man's voice yell, "NO!!" and we saw two shadows literally walked across the great room.  My clients laughed and the husband said in a quiet voice, "Let's leave now, I have a very bad feeling about this house!".  We knew it was definitely time to leave.

My husband asked me did I hear anything.  Not one thing.  Just as I was literally running through this huge house turning off lights, the wife let our an ear piercing scream and said leave the lights, I don't want to be here when it gets dark.  She said something touched here.  I didn't need to be told twice. But, well you know the rules. Lights out when done.  My husband, her husband and I turned off all the lights in record time.  And when we got to the door, the fireplace relit and we decided to run to the car.

My clients said they were going to call the local paper.  The listing agent said he has had it with the house, the sellers are relatives, 3% beginning buyer agent coop and a sizable selling bonus.  He has had only 6 showings in almost two years and 5 of the 6 left without turning out the lights or locking the door. 

What would you suggest, the listing agent said he would gladly give up the listing?  I feel so sorry for the owners, it took them two years to build the house, they lived in it to 2 days and its been on the market for over a year and they have been paying the mortgage the entire time because they are building another home to replace this one.  They had the land blessed before breaking ground on the new house.  But, I would have thought that the builder had experienced similar occurrences?  Would you take the listing?

By the way, the listing agent is a fellow Rainer!! And he wants (needs) suggestions on this as well. So be gentle.  Neither one of us are crazy and the house is gorgeous!!

Well it raises an interesting issue. Disclosure.... If you believe in ghosts should you disclose their presence? If you don't believe, then what if anything do you disclose. Maybe you should seek advice but who do you call... ah yes you call Ghost Busters... ;-)

I wasn't afraid, I honestly wanted to stay but everyone else... Well a few more things happened that I promised never to repeat.  I am going back with a few realtors, who like myself are physic clairvoyant, so we are going to go play.  I wish this had happen during Halloween.  We could have made some money for the sellers to help out with the mortgage.

Cool. Well, I like ghost stories. You should call Ghost Hunters--you could be on TV and get some exposure. No publicity is bad publicity! I know there are laws that say you have to disclose if someone died in the property but I don't know about laws saying you disclose that type of activity. Me? I want to come see the house!

I think I would consider taking a listing like this.  If anyone is willing to try .... I bet you can get some professional help to help the spirits move on.  Good luck!!!

Wow, I think they should sell the movie rights and move on.  Some people would love this, use the haunted aspect as a marketing tool for the spirit lovers and see what happens.  Use the media and internet to spread the story until the right, crazy buyer comes along.

When I spoke with listing agent, he said his clients were really embarrassed by the whole mess.  I made the same suggestion.  Thats why we are going.  See if we can document some of the strange occurances in the house and on the property.

Thanks Erby, I will pass along.  Funny thing is the house is propane gas not natural.  Does that make any difference?

Once we left the house, we tried to come up with humanly logical explanations.

I once listed and sold a home just like that.  After I sold it, I found the history of the house and someone had killed themselves 100 years ago or so they story goes.  The buyers lived there for several years then one day the house burned to the ground.  I don't know what happened. 

Personally, I would not take the listing.

Vangie,  There is a blessing that you can do to remove a spirit from a house.  It worked for my family once. 

Get a 12 inch tapered white candle.  You and the candle must be in the house.  You can have other people with you. 

Twist the wick and say "In the name of the Father, and of the Son, and of the Holy Spirit, please bless this house.  Spirits please leave this place."  Then light the candle, and you need to stay until the candle burns completely.  (Which takes a while, BTW)

Once the candle is gone, the ghosts should be gone.

Try it, the worst that happens is that you spend more time in the house.... Good luck!

This is in the area near two Civil War Battlefields.  I personally think that this may have been an area where there was a hospital or something.  I still can't explain the strawberry smell.

Hopefully we can find out who or what it is to help.

I might try that.  I have a friend who is Wiccan and said something similiar.  Not to compare you.  I have a few freinds who are Native American and gave me something to do tomorrow to the corners of the lot.

Carbon monoxide comes from several sources.

Natural gas, propane gas, wood fires, even electric self cleaning ovens.

It just doesn't seem you were in the house long enough though for that to be the cause.

Frist I would like to say, if my lady would move to Virginia I would be down there very fast to buy the home.

My home State is Missouri, but my family started out in Virginia.

Ok now to help Ya'll with: If the presence seems even slightly unhappy, angry, meanspirited or discontent, there's no question that it's a ghost. Remember, the Other Side is perfect. The spirits there are incapable of unhappiness, anger, meanness and discontent. That's why they call it "heaven".

Tell them that the War is over and the South won and to go to the light and cross over to the other side.

One book of her's to get and read is, The Other Side And Back.

wow, thats so scary but I think that they should send get the house blessed in and out & leave the place vacant for about a month and see what happens. Check the Utility bill to see if anything is being used while they arent there..thats one way you can tell if ghost are there.Just try it and lets see what happens.

I am glad to see a discussion on this. We live in a haunted house and there is a good possibility that we will be selling very soon. In the back of my mind I am thinking disclosure, disclosure, disclosure. People will think I am nuts! When we bought the home 8 years ago we were told nothing about the spirits that live in it. I found out 6 months after we moved in from a next door neighbor who happened to be part of the previous owners family.

We purchased the home and it was move in ready. Fresh paint, nice wood floors. We didn't have to lift a finger to do anything to the home. But then I got this bright idea to pull up the box-woods that lined the front walk entrance to the house, They were big and tall and you couldn't see anything over or between them. Since I worked late nights and husband was a late worker at times I didn't feel comfortable coming home and having to walk through them. We pulled them up not thinking anything about it. Heck its our house, we can do what we want. A few nights later I wake up to a conversation. Can't make out the words but I hear a elderly man and women talking. I got up to check, was it the TV? a CD player? radio? nope. I laid back down and thought OK I am dreaming.  We had the bathroom door locked on us so we couldn't get in. We woke up another morning to find the front door standing wide open. Car keys missing off the bar.  We accuse each other of doing it. Then in early spring I decided that I wanted to remove the brick barbecue that had been built in the backyard as it had been built so close to a tree that the tree had actually grown around it. WE sledge hammered, rammed it with an old truck, tied chains to it. The top came off but the base of it would not budge.  We gave up for the day. That night in the middle of the night I feel something poking me in the side. You talk about scared, I thought they were touching me now! Turns out it was my husband and he says do you hear that? I said "Do I hear what?' he said someone is talking. Thank goodness, I have been hearing it for months and wouldn't tell you. I said its sounds like old people and it's coming from up stairs.  A few days later I am out in the yard planting a few things when the neighbor stops by and she is telling me about how it was her grandmother who planted those box-woods that I'd pulled up and that it was her grandmother who built the barbecue pit and poured the sidewalk in the front of the house and all the trees in the yard had been planted with special meaning. Jokingly I said "well I guess we've made granny mad, can't wait to see what happened when we cut the walnut tree down in the front yard" She looked at me a little funny. She asked what I meant and I told her that weird things were happening. She then informs me that the previous owners wife all of a sudden refused to stay in the house at night when her husband was out of town. (They totally remodeled before selling.) How she claimed things happened and nobody believed her as it could of been easily explained. I told her of hearing conversations between elderly people from up stairs. Turns out the original owners were a preacher and his wife. She took great pride in the house and the yard while he tended to his ministry. The she tells me that he passed away in the bedroom upstairs with his wife by his side. So hoping that no one caught me doing it, I bought a white candle lit it and walked around the house talking to them. I told them that I loved the way they had taken care of the house and admired the love they had, but it was our house now and we wanted to do a few things that we thought would enhance it. That I was sorry I pulled the box woods up but I was afraid to walk through them at night. But that they needed to understand it was our home now, not theirs and they should go on and be happy.  It worked, things got back to normal for a good while, until I decided after a few years that I couldn't take white floors. You guessed it. Automatic coffee pot unplugged several days in a row. a clicking sound wakes us up and the lights in the living room are turning on and off. Over the years we have dealt with it,  each time we would do something to the house we'd tell them ahead of time. They aren't mean and will not hurt you. they just annoy the daylights out of you because of their possessiveness concerning the house. So now with the possibility of us selling I have to think of disclosure and would people believe me.

You would think that the owners would have experienced what you did on your visit there which would have discouraged them also from purchasing the home.  Maybe they brought the ghosts there themselves.  Great story.  I love to hear about ghost stories.

Wow, you guys have to read Cathys ghost story.  She's lives with her ghosts.  I could only if they reveal and tell me that they won't hurt me and my family.  Now my family might think a little differently.  Thanks Cathy.

Scott... Great idea.  I have to think about that one.  No body else think about that one.

Stella... The current listing agent said that they never experienced one bump, noice or shadow while building the house.  Not even the construction crew or foreman could recall anything strange happening.  But the landscapers has had several strange things happen to them.  Funny!!! That is outside of the dwelling.  He told me that they are getting a local indian tribe to bless the property and hopefully that will work.

Kay... They spoke to six agents who toured the house and refused to sell after their own experiences.  I am not taking this listing.  I like publicity but positive publicity.

Chelle and Anne.... The listing agent thought of that and the sellers said Hell No.  They said they loved the house but they can't risk not ever selling it.  They have even thought about tearing down the house and making it a donation to the state or something.

Dale... Come on down, I love it here, I live in King George, Virginia.  I have never heard of a ghost here.

Hey Sarah, Did I forget to mention that the wife is 9 Months pregnant.  She was a lot angry with the ghost and told them so before she walked out the because the house was truly her dream home minus the unwelcomed house guests.

Wow, I've been in some homes where I experienced a feeling or a small activity that I just wasn't completely sure about, but to have that many things happen and have other witnesses is amazing. I'm with the comments above. I'd publicize this and use it as a marketing approach. There are plenty of folks out there who wouldn't be afraid and would actually enjoy such a home. Good luck... Thanks Vangie, It took some getting use to and for along time we wouldn't mention our house guest.  I can assure you if it had not been for one of them being a preacher and in the back of my mind thinking that he wouldn't hurt us. I'd of been long gone!

Hello Vangie, Interesting post! This could have a positive in the end if marketed in the right way. There are paranormal groups out there and people that thrive on the experience. I would suggest you do some internet research to find a site with blogs that pertain to the paranormal; list your experiences and I am most confident that you will once again be showing and or selling this house. Let us know how it works out.

Hi Vangie, I've heard several times in my continuing ed classes and from real estate attorneys that have all said that in Virginia, we do not need to disclose the presence of ghost.  Interesting story though!  Any more updates?

Felix is right, if you are the Listing Agent you do not have to disclose the ghosts, especially if the Sellers say not to.  The Buyer's Agent is responsible for disclosing a ghost if the Buyers believe in such a thing.  I sell alot of homes in Fred City, and I always tell my Buyers, "if you want to live in this area, be prepared to live with at least one other person, not in your family."  They think it's funny and I get to see how they feel about ghosts.  Remember, some people don't believe in them.  I have also sold a house that I know, I believe, is haunted.  The Buyers felt it too and that's why they purchased it!  Keep in mind that there is only one story out of our area that concerns Bad ghosts.  Most of the ghosts stories are about nice ghosts or indifferent ghosts.  The one Bad ghost house was near Elys Ford Road and they performed an excorcism and they are ghost free now.  There is an instructor in Richmond who loves taking the haunted listings.  She does use it as a marketing tool and does very well with it.  I'd take the listing.  At least it would interesting!

Vangie,  In the Commonwealth of Virginia you do not have to disclose info on "stigmatized property" be it ghosts, mass murder or whatever.  Frankly, I've never been exposed to haunted ptoperty so that is my only comment,  Karen

Wow - I have to say I always thought of haunted houses as older homes and not new homes.  I always think it is odd that some people can live in a home and nothing happens then new owners move in and they are haunted.  As if the ghosts choose who they haunt or the people just get used to it. Thanks for a very interesting post.
