You have a very specialized market in your area Lottie. I've done several loans in the area and it's surprising just how many of the sales are to first time buyers, considering the price range you are in. It would be interesting to find out what the average marketing time is for this price range.
Lottie-These properties are definitely high end homes but I know California is an expensive place to live. Hope you are doing well. Happy Monday
Doug, the entire Peninsula, including San Francisco, is very busy with a shortage of homes for sale. San Carlos had 21 active listings yesterday morning and 43 pending sales. You've given me an upcoming blog topic. Hope you're doing well.
Good morning Sharon. And a Happy Monday to you, too. Yes, it's expensive living here, so we have much smaller homes than in many parts of the country. Doesn't matter too much, though, because we're out enjoying the mild weather 12 months of the year.
How are you and your beautiful part of the country?
Hi again Lottie-I am doing well. I don't know if you knew that I lost my kitty Lindsey 9 weeks ago today. She was 18. It has been hard and I miss her a lot. I have made her a memorial garden outside my woman cave Mom's side yard and have been landscaping the 1/2 acre lot. Hard work but keeps my mind occupied and gives me a creative outlet while I am here taking care of Mom. I would love the mild weather 12 mo of the year. I don't miss snow from NY but don't like the 90-100* weather here in the summer. Nothing is perfect I guess.

Only one out of twenty one is a short sale Lottie. Well things must be changing from last spring to this one :) All the best for a great week.
Sharon, I'm sorry about your kitty. I haven't been able to spend as much time here on Active Rain as I like, and had missed that. Gardening is a wonderful activity; glad you have your special spot.
Doug, of the 43 pending sales as of Sunday, 9 of those are short sales. Are you seeing a similar reduction of distressed sales in your marketplace?
