Home owner says "I'm not going to do anything with the roof".

I was on a home inspection last Saturday, when The buyer and Realtor could not make the appointment.

The sellers were there and let me in to get on with the inspection.

I was walking around the home when I took a shot of the eave of the home.

I asked the seller "what's up with the missing drip edge".

He said " it was like that when I bought the home eleven years ago. There is nothing wrong with it and I'm not going to do anything with it".

I got to looking really close at the roof from the ground and found out there had been and still is

"SHAKE SHINGLES" on the rear section of the home. HUH? I could'nt believe that only half of the home's old shingles were removed.

You can clearly see that there is no drip edge, and that the shingles are not laying flat as intended for them to be.

I really don't like it when the seller "shadows me" during an inspection. I try not to make comments, but each time i took a picture, he wanted to know what i was taking a picture of. ARGHHHH

Clint: There's no substitute for having a thorough inspection by a competent inspector.  The seller may say they aren't making changes but sometimes it's a deal killer without the fixes being made.

When that happens to me I usually politely ask them to let me "do my thing, cause I don't want to be distracted and miss anything" It usually works. Then again, if it's the seller doing it, that may be his intention, in which case I tell them the same thing but when I have "that talk" with them I tell them I will report to the seller and their agent.

ARGGGH indeed.  how does the seller think his participation will help?  No polite way out but to reschedule and charge those who couldn't attend a trip fee!

Hi Dorie,

No Saturday Inspections? What?.... You have to be kidding me. I inspect homes no matter what the day of the week. Monday through Sunday.

Work is work.

I bet when it slows down for them they will come hat in hand wanting to work a Saturday or even a Sunday.

I just don't believe it. Many of our buyers work. They work all week. Saturday and Sunday is the best days for them to have an inspection completed.

Simply put...UNREAL.

I tell them this but they act like they are deaf.

I hate to be rude, but I really need "my space".

I will report everything to the buyer or who ever is paying for the inspection. No one else.

If they want to share after I hand them the report. Then that's fine with me.

I don't want and can't get the blame. LOL It's up to the buyer and seller to negotiate the final items of the purchase.

The seller did say they are building a new home. I wonder who will inspect that one?

My policy is to not do inspections without the agent present and when the seller is present!  Too much can go on that is not good!

But, what a roof!  That this guy bought it 11 years ago is irrelevant, and has not improved it over the years!

I really don't know. All I know is the client called and wanted an inspection and the Listing agent had me stop by for a key. I thought the home was going to be empty.

Wrong. Why give me a key if the owners are still living there?

Makes no sense.

As you know with all of your experience, that there are some sellers who will not fix a thing no matter how trivial.

This seller os one of those people. That's the impression I got when he shadowed me for the whole inspection.
