Why buy a home in North TEXAS in January 2008?

There are a few good reasons to think about a purchase at this time of year:

1. The rates are the lowest we have seen in years and while they will probably
      stay this low or even drop a tiny bit before the next election in November
      they may begin to climb again after that time.
2.  Historically before a National Election interest rates will go down and
      after one they begin to rise. Just a point of interest.
3.  The main reason people buy a home is to be able to take advantage of
      the tax deductions for the interest part of the loan. Buying before the end
      of January gives you 12 full months of deductions. Remember the biggest
      deductions are at the beginning of your loan. The first years really.
4.   Interest payments are higher at the beginning of the loan and drop a lot
      at the end of the loan. Which is why some people refinance later in the loan.
5.   The inventory of property for sale is at a nice level for Buyers. We are
       seeing a larger number of homes available under $150,000. in North Texas,
       which let's the people who need to own their own home get started and
       let's people such as firefighters, nurses, teachers and policemen get into
       a first home.
6.   This also gives investors an inventory to choose from and that may dry up
       these opportunites early in the year as many people take adantage of
       holiday bonuses to invest.
7.    If you are thinking about whether it is time to "scale down" a bit-the timing
       is golden to choose a "new" smaller property, but! That time is sooner
       rather than later. Plus the work is cooler-why move when it's so hot?
8.   While we have heard, almost daily for months, that the housing market has
       taken a "hit", The North Texas Area in reality from a professional
       REALTOR's standpoint, isn't in the crisis mode that some of the other areas
       of the country are experiencing. We have a slightly higher inventory of homes,
       where other areas have quadrupled! Four times as many properties on the market.                              9.    I am seeing more foreclosures but, not in the droves that I hear about
       from other markets!
10.  We are seeing many REALTOR's leave the Industry and that's sad, but we
        also have REALTORS who are taking the opportunity to pickup a few good
        properties for their own investment. We see the value!

Where will you be in three months? Will you have taken advantage of this
advantageous "time in between times"? Before the election and after the bonus,
before the rates rise in November or sooner, before the inventory dries up,
before all of the good investment properties are resold, while the rates are good,
while you are thinking about it? Heh it's that time of year: NOTHING will change
