I am buying a "NEW" Home.  Should I do a home inspection.


That is a really good question.  constructionAt the very least you should have the building inspected before the application of the drywall.  This enables the inspector to examine the details of the structure, items that would then be hidden by the drywall.  Item’s such as framework, support beams, electrical and plumbing rough out and roof venting just to name a few.  If a deficiency is noted, it can be repaired prior to the drywall being installed.




Home Inspector

Some common deficiencies might be defective lumber, improperly nailed wall sheathing or siding, missing flashing, inadequately secured or altered trusses, inadequately sealed windows, missing roof vents and pinched electrical wires, etc. Some of these items could cause problems in the future and yet others may be found on future home inspections such as when you decide to sell your home.  It is best to find them early and get them corrected sooner rather than later.




Another inspection would be recommended at the final walk thru, once the construction is complete and before you close escrow.  At this inspection you can even note cosmetic items that need to be taken care of before you take possession of the home.

There are many good home inspectors.  Be sure to get a referral and/or interview a few home inspectors to be sure they will be meeting your expectations.

Hi Debora. I always advise my clients to get that Home Inspection with New Home Construction. Some have taken this advice, and have been very thankful that they found out early that the builder did something that needed to be corrected before we closed.

Deb - Home inspections new house or old house is the "only" way to go. Period... There is no such thing as a perfect home... and a good inspector will definitely show you that....

I worked with a builder that demanded a buyer have their own inspection done.  Sometimes a new home has more issues than an older home.

In California, most builders provide a 10 year warranty on construction. But it is always a good idea to have a home inspection of the property before drywall is installed.

I remember those days when I was not 'ripe'. I myself had not done the home inspection on my new  construction home (that was before I started my Real Estate career) and had suggested a buyer it's okay not to do the home inspection because it's brand new. What can go wrong with that? Thank God the buyer did not listen to me!

Hi Deb - I have to echo Joni's comment (#2), but to that I have to add YES! Every new home will have loose ends that need to be tied up during the first couple of months at least.  Whenever I have bought a new home I have wound up with a punch list that was sometimes pretty long.  Best to get as much of that done before close of escrow as possible.

You should always have any home inspected, on new builds make sure you get the builders permission to be on the property. A good thing to do is have it re-inspected just prior to the end on the home warranty. They have to fix everything then because of their construction warranty. Great post!

Deborah - New homes can and often do have blemishes that need to be corrected. Most are minor but some can be serious. I always strongly suggest a home inspection both for new and resale homes.

Joan, Many of our builders don't like but do allow it.  The inspectors do have to jump through a lot of hoops.  But we are still able to.

Jerry, I agree.  I would rather have an inspection done and not find anything then not do an inspection and have troubles later.

Jo, It is nice when builders encouage independant inspections.  But demand????

Frank and Sharon, can we get one or two more YES's. 

Praful, I was there once myself.  We expect people to do their job.  It is disappointing to find out they didn't.  I am so glad I know better now.

Sonja, I absolutely agree.

Sarah, New construction here gets a one year from the builder, Two year on componants and 10 year structural. What happens when they want to sell and the home inspection finds things that wrong from the builder.  By then it is too late.

Gary & Melynda.  I hate it when I have to learn the hard way.  At least we can educate our clients so they don't do the same thing.

John, What a horrible situation.  I guess they learned the hard way.  I bet that Realtor insists on new home inspections from there on forward.

Gene, the agent for the builder thought the buyer might want to save some money and only inspect at the one year.  I am trying very hard to convince her that the pre drywall inspection is just as important, if not more so.
