As we head into our sizzling Phoenix summer months, we're seeing the Tatum Highlands real estate market heating up as well. Currently, there are only 7 active listings of homes for sale in Tatum Highlands, the average days on the market is only 61 days and values are rising - from an average of $252,000 to $273,250 per ARMLS® statistics - that's a 7.7% increase in the last 6 months alone.

TATUM HIGHLANDS HOMES FOR SALE

Tatum Highlands is very conveniently located just north of Desert Ridge and the loop 101 expressway at Tatum Blvd and Jomax. There are plenty of community parks and walking trails. Homes on the south side of Jomax are within the Paradise Valley Unified School district while those north of Jomax are within the Cave Creek/Carefree Unified School District - both are highly rated in the state.

Richard - it's moving everywhere from all the ActiveRain blogs I'm reading - I'm sure yours will happen soon, as well.

John - you can't IMAGINE how good it feels to write about our Scottsdale, Cave Creek, and north Phoenix markets right now. It's so much more fun writing positive things rather than "trying" to find a positive spin on things. And, it's easier, as well, LOL.

Praful - these hot air balloons take off about 2 miles from the Tatum Highlands subdivision. I actually had one land in the back yard of my Tatum Highlands house. It was kinda of neat - helping them out and chatting with them about their experiences. They invited me up for a free ride, but I'm acrophobic - ain't happening, LOL.

Joni, the only thing we know right now about the market are the current rises in prices AND that interest rates on mortgages are at a lifetime low rate. It's a seller's market and we're starting to see an explosion in prices. I hope it doesn't get as crazy as 2005 with appreciation that's not sustainable.

Jane - you're so right - when homes in a desirable location like Desert Highlands become so scarce and investors are competing with the first time buyers, it's a little hectic, to say the least.

Home buyers that are considering Tatum Highlands need to be ready for some competition from other prospective purchasers. Those that plan to use financing need to have a pre-approval letter in hand from a lender that has a reputation for smooth transactions.
