In Escrow/Accepted Offers Kauai REO:

  1. Islander #137, Kapaa. Studio condo unit. MLS#254023. $79,000. Owned by Central Pacific Bank.
  2. Alii Kai #9F. 2 bedroom, 2 bath Princeville condo. MLS# 251903. $219,000. Owned by American Savings Bank.

Kauai REOs Sold:

  1. 3886A Papalina Road, Kalaheo. A 2 bedroom 1 bath home on just under a half acre. Private. $325,000. Serviced by Wells Fargo. MLS#253013. SOLD 5/7/2012 for $330,500 (CNV)
According to the Kauai MLS 71 properties sold last month April 2012 but only 8 were REOs or banked owned. 11 of those sold listings were tagged as Short Sale properties. That totals at 11.25% as REO sales and 15.5% as short sales.
 
The real news this week is that Act 48 has been modified to House Bill 1875. I have listed  some other blog addresses for information. Most the changes appear to be good but I don’t know how the banks  and their attorneys will react to it. Here are the links:
