In the wrong way!!! I recently fought tooth and nail for a listing from the Gods and was fortunate enough to win out. I knew immediately upon entry that I had to have it because it was going to be priced right, was in a fantastic neighborhood, and was a traditional sale. Who could ask for anything more?
But nothing could have prepared me for the sheer number of boneheads that showed up at these people's door within a day of signing the contract and posting in the MLS. I am not talking about realtors either, fortunately. I'm talking about their buyers and just just buyers in general who wanted to be the first in the door to make an offer, and oh by the way, without me . Yeah, they all offered to buy cash and close quick and save my sellers a lot of money by kicking me out of the deal. How stupid, inconsiderate, unprofessional, and unethical can you be?!!
Of course, I had to call the owners repeatedly to apologize for the actions of others. Imagine that. I'm apologizing for someone else's stupidity. All of you who consider listing your home, you do so for a reason. You trust your agent and want the process to be done right. My advice is to never let anyone in your door if this same thing happens to you. Make them go through the process the right way like everyone else. I never intended to take the first offer. I like to give as many buyers as possible a shot at the house and present all the offers together so that the owner can make a logical decision. Just because you think you may be the first one to see it does not mean you will get it. Besides, do you really know who is knocking on your door? Case closed.
