NO, I am NOT making this up! I put the listing in the MLS at 10:30am. I had a showing request 30 minutes later! (That was not the one that sold it!) I had another request about 2pm and by 9pm we had a crisp, clean CASH offer on this condominium! In fact, the Buyer even agreed to pay off the pending special assessment that is attached to the condo!
Pricing real estate in today's market can be a challenge. Sometimes, I'll even counsel my buyers to get an actual appraisal done to have a clearer picture of what the value is of their Intown Atlanta real estate before we put it on the market. This gives us "backbone" to our pricing and we can offer to share this information with prospective Buyers. Mind you, when an offer comes in on your Midtown Atlanta condominium, the Buyer's lender will order their own appraisal. There is no guaruantee that will be right!
Last year, I had a relocation listing that went Under Contract at the market value of the home. Or so WE thought!) It was in a building that has both flats (one floor) and 2 story townhome condominums. They are ground floor, but very desirable because of the ablilty to live in a condominium yet walk right outside! Well, the bank appraiser pulled BAD comps, and it ended up selling for $30,000 less than we were Under Contract for! OUCH! But to the corporate owner, it was a numbers game and they wanted to get rid of it.
