Winnetka’s April Property sales were 13, down -18.8% from 16 in April of 2011 and equal to 0.0% 13 sales last month. April 2012 sales were at their lowest level compared to April of 2011 and 2010. April YTD sales of 40 are running -20.0% behind last year's year-to-date sales of 50.

 


The Median Sales Price in April was $647,750, down -44.1% from $1,158,500 in April of 2011 and down -52.7% from $1,370,000 last month. The Average Sales Price in April was $979,704, down -36.8% from $1,551,219 in April of 2011 and down -20.9% from $1,239,231 last month. April 2012 ASP was at the lowest level compared to April of 2011 and 2010.

 


The Total Inventory of Properties available for sale as of April was 162, down -1.8% from 165 last month and down -18.6% from 199 in April of last year. April 2012 Inventory was at the lowest level compared to April of 2011 and 2010.

 


The April 2012 Months Supply of Inventory of 12.5 months was at a mid range compared with April of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.

 


The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for April was 96, down -41.5% from 164 days last month and down -34.7% from 147 days in April of last year. The April 2012 DOM was at its lowest level compared with April of 2011 and 2010.

 


The Selling Price vs Original Listing Pricei the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The April 2012 Selling Price vs Original List Price of 90.8% was up from 82.9% last month and up from 87.4% in April of last year.

 


The number of New Listings in April 2012 was 59, up 18.0% from 50 last month and up 13.5% from 52 in April of last year.
