With my seller kicking and screaming the whole way, I finished the professional photography session on a new listing awhile ago, immediately after the stager finished her magic.
Since the seller already had furniture (funky and outdated), the cost of staging was a tough sell. So was swapping out the light fixtures that the stager suggested.
"I think these new light fixtures are ugly", Mr. Seller said.
"Hold on until you see the whole shebang", I said. "The stager has a plan". Eventually, the seller invested about $2500 in staging, plus $400 in new lighting fixtures.
Take a look at the before and after pictures below, and decide for yourself whether it was worth it. The "before" photos are the ones used by the former listing agent (the house did not sell!). The after photos are mine - the same house, but with a better presentation, and a MUCH better look online where the buyers are swimming like fish looking for the most attractive bait.
Now ask yourself, which home would you add to your showing list if you were a buyer? (And yes... it DID sell!)
