Expired listing Tips Part 1 by Brian Rodgers

* The number one key to the success of listing expired listings is the follow up. It takes an average of six contacts to get an expired listing.

* 50% of the expired listings that come up daily are either already re-listed, under contract or sold. If you know this going in you won’t be discouraged when you find this out.

* The biggest obstacle in trying to take an expired listing is the fact that many will want to re-list with the same agent even though the agent didn’t do anything to get it sold. (I will give you my script to overcome this objection in a later tip)

* Research shows 88% of the time price is the reason the home didn’t sell the first time.

Expired can be ready to listen to what their market price should be.  There is an agents in our office who tells seller that want her to take an overpriced listing the following, "No thanks I do not need the practice."
Sometimes expired homeowners are too stubborn to listen and that is why have not sold.

Brian,

Long time no speak.  It is great to see you are working with expireds.  I too have moved into servicing this market.  4MySales is now working with RedX to service the expired and FSBO market.  Keep up the good work.
