Windsor CO May 2012 Real Estate Sales

April Property sales were 54, up 1.9% from 53 in April of 2011 and 1.9% higher than the 53 sales last month. April 2012 sales were at their highest level compared to April of 2011 and 2010. April year-to-date sales of 174 are running 21.7% ahead of last year's year-to-date sales of 143.

Windsor CO May 2012 Real Estate Prices

The Median Sales Price in April was $258,500, equal to $258,500 in April of 2011 and down -10.9% from $290,000 last month. The Average Sales Price in April was $284,854, down -8.0% from $309,724 in April of 2011 and down -8.6% from $311,543 last month. The April 2012 Average Sales Price was at a mid range compared to April of 2011 and 2010.

Windsor CO May 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of April was 291, up 11.1% from 262 last month and up 2.1% from 285 in April of last year. April 2012 Inventory was at a mid range compared to April of 2011 and 2010. The Average Days On Market for April was 67, down -42.2% from 116 days last month and down -41.7% from 115 days in April of last year. The April 2012 Average Days On Market was at its lowest level compared with April of 2011 and 2010.

Data from the Windsor CO May 2012 Real Estate Market Report shows some slight improvement. Both sales and Inventory increased over last month, and the decreases in average and median prices are most likely reflective of a shift in buyer activity to slightly lower price ranges, rather than any change in actual home values. Whichever way the market moves, ready buyers will still find good opportunities in a range of attractively-priced homes and great interest rates.
