Pending sales up 27% in Spanish Fort, Daphne and Fairhope

The Eastern Shore of Mobile, Ala., metro market continues to trend to the upside with home sales and pending sales up and inventory declining.

But it’s pending sales that show the strongest increase at 27 percent (193 the first week in April vs 245 this first week in May).  Sales were up 7 percent in April compared to March. Inventory fell 3.8 percent in April.

Here’s what’s going on.

Total houses for sale: 834, down from 867 the first week in April.             

Homes for sale in Spanish Fort AL: 124

Homes for sale in Daphne AL: 272

Homes for sale in Fairhope AL: 437

 

Pending sales:

Total: 245

Spanish Fort: 38

Daphne: 105

Fairhope: 102

Closed sales for April  2012

Total: 101

Average sale price: $229,825, up from $219,658 in March.

Median sales price: $207,900, up from $190,350 in March.

List to sale percentage: Stayed steady at 96.23%

Spanish Fort: 14

Daphne: 44

Fairhope: 43
