Sorry Mr/Ms. Rental Tenant I Just Can't Work For Free Anymore!

Rentals No MoreI guess this is the point when you can say the "- - - - has hit the fan."

I'm not sure if it's my fault for not explaining how I get paid, or just a bunch of rude people that are only looking out for themselves.

But, I think the time has about come for me to shut the door on helping ANYONE looking to rent. I'm tired of being the doormat and the Greyline Tour guide.

In the past few months I've dealt with numerous rental inquiries. Mind you, I understand that not every one can buy, or wants to buy.

But I've shown rental condos to potential tenants that act like they are BUYING it....and they are looking for the shiny glass tower condo at a trailer park price....and want to know why I can't show it to them.

I spent over 2 hours tonight calling and emailing to check availability on condos for this guy moving to Atlanta. He really wants a "brand new building, granite, stainless steel, pool" and can't pay more than $1200. That's like looking for a needle in a haystack in my market. But all be damned if I did not find him one. I send him an email to let him know I finally found one, to get a reply that he can look at it late in the afternoon as he is looking at apartments all morning. Well, "just tie me up and throw me off the bed...." (Sorry I really wanted to use another phrase there, but I'm trying really hard to be a professional here."

So I'm suppose to block time out of my schedule after you have been out looking all day, in the slim hopes you might like the one I spent 2 hours finding for you. I think I might accidentally forget the appointment.

Oh, funny thing happened on the way....Did I tell you this is a referral from another agent? Now, that referral part is not an issue. The referral agent sent the person to me as a buyer, but they guy has decided to rent first. The agent is not asking me for any referral fee if he rents....we'll settle up when he buys later!

So, beginning tomorrow, up goes my Retainer Fee Clause on my Rental Questionnaire. You want to work with me, I'm just not working for free anymore. I can stay in my office, build my website and work on finding those people that are 100% more realistic in what they are looking for....BUYERS!  And I can increase my marketing to get more SELLERS.

Thom, I'm also changing the way I work with renters. I charge an additional commission, i they do not agree with that, oh well. Also meet with them in the office. When I lived in Boston and New York  - I remember having to come up with an additional month rent for the fee - that was 4 months up front. In NY it was 1/2 month fee. I guess things work differently in different places. In the south Florida area in general the co-op is 1/2 months rent or 5% of annual rent. It they can not see the value of our service let them go - so we can enjoy our time better.

Adrian: Unfortunately, no one in my market place charges a retainer. I very will may set myself above everyone else...such that I get no business. Also, our rental market is so strong that even the apartment complexes are balking at paying a broker referral. I just want more Buyers or Sellers!

Ruthmarie: I know your area...I worked at the Tarrytown Hilton for a year! But I lived in Cliffside Park, NJ. I think we had to pay 1st, last and security deposit. We have had had to pay an agent as well, I dont' remember. I just remember it was a heck of a lot of money to come up with. And yeah, I don't fall for the Buy in a year carrot either!

John: if the 90% of my leads on my site were for Buyers or Sellers and not renters, I'd drop them in a heart beat. So, I'm working to beef up that part of my site now.

Mark: Property Management is totally different. You not only get the listing, you get a monthly fee from it as well. I'll I'm getting is $300-400 one time when I take a tenant to a place to rent. And the challenge is they will go off some place else and rent and what do I have.....NOTHING!

We do rentals especially when we represent our investor buyers, but with renters, it really depends on what they are looking for and price range.

Thom, reading your post makes me thankful that our MLS does not allow rental listings...whenever I get any inquiries from renters, I simply refer them to Craigslist! Congrats on the featured post! :)

Hi Thom - Good idea.  You can present it as a positive:  "My fee to find you a rental is only ...", and if they don't want to pay, you won't waste your time and you haven't necessarily lost a future client when they're ready.

We all know how little first time buyers know about the Real Estate market and Renters know even less.  Yes, many of them contact multiple agents and contact Landlords directly via Craigslist. But I try to give them the benefit of the doubt. They just do not understand how we work, that one agent has access to all the listings in the MLS, that the Landlord pays our commission etc. It is up to each of us to decide if we can afford to take the time to educate them and help them find a rental.  For me the answer is no, I'd rather use the time to find buyers and sellers.

Rentals are their own niche market, and one that can be a drain to your bottom line working them occasionally.  I refer rental inquiries to an agent that specializes in them.

If your renters are not realistic, it's not worth it to work with them Refer them to a less experienced agent, that is not busy, and could use the business!

Just this past weekend I had a renter reject the onbly condo that was available because she felt it was too small after coming out of a 4 bedroom house. They can be nerve wracking

Here in Manhattan, rentals are a huge business and can be quite frustrating like you have explained.  To me, making the decision of who you are willing to work with and under what conditions is going to save you a lot of frustration.

Thom -- I have been there as well. I now require their application, credit report run, and signing a tenant representation agreement before going out.  If I get everything, then I know they are serious.....or not working with someone else even though they may tell me they are not.  About a year ago, I had a would-be renter tell me she thought I received $100 everytime I showed a rental so she felt justified asking me to show her 6 rentals.  Wish that were true!

Thom, I think each of us has to deal with these issues in the manner that best suits our market and our own business plan.  I rarely work with rentals at all, and no amount of up-front retainer fee would make me change my mind.  It sounds to me like that may be a good solution for you, however, because you'll surely separate the serious from the casual rental client.  When someone has "skin in the game" they're more likely to accept your advice, respond to your calls, etc.  An hourly pay scale might be another option.

Aint that the truth!! People dont realize that it takes just as much effort to find a rental AND MORE! Ive always taken pride in saying that I dont charge a retainer fee but time is out for that! Its ridiculous! I learned a saying at my very first real estate company about 6 years ago..."Buyers are liars"

Mark: We have a Tenant Brokerage Agreement....good luck getting that kind of "committment" out of a renter.

Dale: We have Property Management companies...but they list in the MLS. Those listings are found on my site and in come the calls. People want to see, but they have NO loyalty for the measly $300-400 I get paid....or on average, about 20% of one month.

Chuck: That is what I am talking about. The people that inquire about renting a place.

Margaret: Think about this! Somedays I can get as many as 4 rental leads. If they truly worked with me, AND I got paid better on the co-op side, I could make $2000-3000 PER WEEK on rental commissions. But as it is, I show a potential renter 4-5 condos, I might make $400, and they then go and rent in an actual apartment community, or off of Craigslist, or from another agent.....and I got....NOTHIN!

Barbara: Love your policy. But, when I pull the credit report (which also comes with employment verification and criminal background check) I can't share that info with another agent. So they still want the renter to pay a fee and do it again! I'm going to see what a refundable retainer will do....maybe I will get nothing...but at least I won't be wasting my time and gas!
