I hope you all had a great Holiday Season. Now it's a New Year, a NEW ATTITUDE, a new group of buyers! Yes, I said buyers, those waiting forever to buy a home...when they feel the market is going to bottom out...or those who are just tired of waiting for all the negativity to go away...

The NAR predicts things to get slightly better this year...read the article!

We have also lost many agents as it's been tough. I will not give up though...I still have contacts, I actually have an inactive agent that is now doing remodeling of properties under $250K to help out...Yes, His opinion is that people are only buying under $250K, so we had a nice conversation...I am going to help him find a nice place for him and also find him some great deals...so I'm not giving up!

The problem is...all the short sales and the length of time it takes to get answers from banks. This has nothing to do with the above comment. But come on lenders...how about adding some staff to deal with these situations...wouldn't it save you $$$ in the long run?  I mean...I have a cash buyer for you...I have someone offering $30,000 more than the place is worth...why is it taking so long...Do you not hire to help yourself out, financially?

Where's the love...LOL!

Those of us still dedicated still work hard...we will be the survivors...so many people have left the field...good for those of us working!  A lady called me the other day b/c she had an agent ( I have the property next to her listed ) and she said..."Karen, my agent called me and told me he had to withdraw the listing...can you help me?"  I said, "Sure, of course."   Geeze, now people are frightened about their agents...not to worry, I know there are still many of us working!

Great selling in 2008...it will be great! There are still those of us who love what we do!

No matter what happens, we're getting a new president this year!  That's enough to make it a banner year.  I don't believe much of what NAR says though.

Karen, Very nice post. Happy New Year as well to you. Funny thing I have seen recently is that know matter what the Realtor tells the clients, the clients still try to low ball the short sale and then wonder why they don't get the answers they are waiting for.

Thank you, I know what you mean. I mean I have a short sale going right now waiting for 2 months. We offered $25,000. over a cash buyer and still haven't received an answer yet... It's frustrating...

Hugh, I know as I just told Matt above it's frustrating to have to wait.  I mean they are losing a ton of money every day that they don't close the offers.  I mean some are rediculous. I think my buyers offer is fair...so it (in my mind) should have had a decision 2 weeks ago...The sellers agent is calling and the bank is not answering and not calling back... Hope you had a nice and peaceful Holiday!

Yep, Getting Short Sales closed can be a pain in the butt because the banks take forever to decide.

I talked to a title company owner who has visited a bank office where the negotiations take place and she says it's such a mess that she's not sure how they complete a single short-sale.  Thousands of files and a few unhappy souls trying to keep their heads above the never-ending faxes.  No wonder we wait so long.
