The Washington, DC real estate market is changing.   Not in the way that anyone expects.   People remember the days of multiple contracts and giving up all the contingencies to get their contract through.   The frenzy is out there, but only for listings that are very attractively priced.   

Sometimes just waiting for the right buyer (and it could be a VERY long time) is a good strategy and will result in a price the market otherwise wouldn't bring.

The strategy depends on a lot of things: location, price, condition, ammenities, competition, marketing exposure, and cleanliness.   Working with an experienced agent, they can help you position your home for success.   

If you do everything right, and the market is not accepting your price, then you need to either wait, or find a price that the market will bring.

The market changes every day and buyers, sellers, agents, need to change with it.

The "Perfect Storm" in real estate with a combination of low home prices and low interest rates is coming to an end. The news, including today's Washington Post real estate section have been filled with articles about multiple offers and rising prices and rising interest rates will be coming soon. If you've been on the fence about buying a home now is the time to got off and get into the game.

Great explanation of the market changes.  It does and can change within days around here.  In the last 6 months every transaction I have been involved in has been a multiple offer situation.  6 months prior there were zip, none, nada multiple offer situations.
