Is it a buyer’s market or a seller’s market in the Naples and Bonita Springs area? How can it be both? The Naples area real estate market has always been very localized through all cycles, all economic conditions and the ups and the downs. Everyone has heard the phrase “West of 41” as it relates to the real estate market in our area. Beyond the geographic significance of Tamiami Trail and the proximity to the Gulf of Mexico, every neighborhood has its own value. Sale prices are reflected in the particular neighborhood and, naturally, influenced by the law of supply and demand.

Let’s look at a community that currently has an abundant supply of homes on the market – Regatta of Vanderbilt Beach. If the idea of a condo near the beach that is loaded up with resort amenities like a tropical oasis swimming pool appeals to you, then your timing is good to take advantage of buyer market conditions in that community. Regatta is a gated condominium development that sits on Vanderbilt Lagoon at the intersection of Vanderbilt Drive and Vanderbilt Beach Road – steps to the beach near the Ritz Carlton Hotel.  Right now, there are 22 units for sale - a 18 month supply of condos in Regatta (a total of 11 units sold in 2011 - and a total of 7 closed sales in 2012) so, you should be able to negotiate a very favorable deal with a serious seller.

Ellie, interestingly enough, some of our communities with an abundance of homes for sale last year now have few or even nothing for sale.  Others, that had few before, now have a lot and the pricing pressure is fierce.  It's like their are some micro-markets with different characteristics working themselves out.

Frank & Sharon - and it's been changing every couple of months depending on the supply.  Those neighborhoods that started the season with a low inventory, have done exceptionally well.  Thanks for dropping by.

Gabe - loved your "micro-markets with different characteristics working themselves out".  Pricing it right from Day One is still critical and dependant wholly on the inventory in each individual neighborhood and sometimes even individual buildings, if view is a factor.
