Yeah! No state tax is Texas is great! We have the same situation here in Tennessee. I think it helps a bit in Real Estate Sales.

Thanks, I believe in consistency with your advertising. I've been using that picture with the caption, "Before you dive into buying or selling a home...talk to someone who knows the waters!" I get calls all the time wanting to talk to tat lady in the goggles, or the woman underwater :)

That is me also, my husband took it while we were on a dive trip in Roatan. Back in the days of file :). We shoot a whole roll to get one decent shoot, a fish would swim by, current changes, I would breath and then bubbles are covering your face, etc. It was fun. L

Yes this one did. I have a new listing in Remington Trails (where this one is) and hopefully will sell it soon too. Remington Trails is a great area in Katy, TX where all the homes are on acreage, and horses are allowed. All the home sites have white rail fencing which give an overall effect that is very pleasing, with the horses planing in the fields. Liz

I know what you are going through in CA now, we had the same thing in Houston, and Katy TX in late 80's-early 90's. It's not a pretty picture, but hang in there, tell your clients the truth and remember to not let all the pain get too close to you. I survived and about 70% of agents got out of the business when it gets that tough.

In the greater Houston TX area we have not experienced such a steep decline, however we never had that big jump in housing prices either. So our cycles are not as drastic as CA, FL and some of the rest of the country.

Good agents are really needed now, best of luck, Liz

Liz, I'm with Jennifer. I thought it was just me. I can't see any of the pictures. I see that rather than uploaded to AR their a link to your website...there much be some setting that my Explorer won't allow pics from 3rd party sites to appear. I'm using Vista on a new computer.

You have any idea what's happening? Anyone else using Vista with no problem seeing the pics?

It may be because the pictures are linked to lizcarter.com, and since the house is no longer for sale she deleted the pictures with the listing.

Some of those pictures didn't accurately represent the room - the one I recall specifically was the Master Bath. The tub is MUCH smaller than it appeared in the picture, but I take showers so it didn't bother me all that much. The kids enjoy it, and that's the important thing.

Regarding the rest of the house it doesn't even remotely resemble those pictures anymore - the first thing we did was re-paint the interior. Those colors were not exactly our cup of tea; the pictures focused on each individual space but walking through the house it was entirely too busy and many of the colors just didn't go together well.

We then tore out all the cheap contractor-grade single pane windows and replaced them with double-pane, then insulated the entire attic since it didn't have any in it. We installed a solar matrix on the roof for electricity and hot water, finished the interior of the workshop with insulation throughout and drywall, and re-structured it's attic to make it more suitable for storage. We poured a large connecting slab off the back sidewalk to make a pation, then had it covered to match the roof. We're steadily working on it to make it a suitable living space for our requirements.

The stocked pond? I don't know about that - while it's true there are fish in it, they are small channel cat (although I did catch a softshell turtle once) but again, the kids enjoy it so that's fine :-)

I sure hope y'all are jealous because faults aside we love the house and the location. Great schools!
