Market Analysis: Thornton Ave, Hemet California

Today I went out with a buyer looking to find a home for her two daughters to live in. One has a 2 year old and the other is due with her first child in a few months and my client decided that there just was not enough room in her 1700 square foot, 3 bedroom home for everyone. Not only is she my client, but she has worked with a local mortgage broker, who will be helping her out with her loan for this property.
So I was asked to find something in a safe neighborhood for her girls in an affordable price range - roughly $250,000 is the max I can help her spend.
Of course I went to the Hemet MLS, known as TEMPO and searched the inventory to see what I could find. I printed out MLS sheets on 12 different properties. I then checked the Temecula MLS and believe it or not but I found 3 more properties that met our criteria that were not included in the Hemet MLS.
I have to stop here and wonder how anyone can expect to do their client justice by not including it in the primary MLS that services a community - one that virtually every REALTOR in Hemet subscribes to. What are they thinking??? OK, I'll come back to this rant another time, very soon, I promise - but believe me, there is a rant brewing right now.
Back to my story.
We sat down at her coffee table and went through the 15 different homes for sale in Hemet CA and made a short list of 6 that looked good on paper. The hour was getting late, but we got to go and look at tow of them.
This review, is on the first one we saw, the one that I liked the best of all 15. Yes, I took her here first on purpose. I wanted to gauge her reaction and have her compare the rest to the best, so it will be easy to go back and write an offer on that one.
It is a great little house on a small lot. The home is only 1374 square feet - but about 200 to 250 square feet bigger than anything else we saw, on paper. The lot too, is small - only 5,662 square feet. The home was built in 1963 - so it is rather old, as well.
The cottage is located in East Hemet - the deserible 92544 zip code; the area the part of our valley that is known for the best schools, so that is good. It is also near a popular fishing lake, "Little Lake" - a very tranquil place.
The kitchen has been remodeled and is very spacious. There is a one car attached garage, which is a big plus. The master bedroom is at one end of the home and the two other bathrooms are at the other - another nice touch. There are some real nice built in cabinets - 3 total, plus ample closet space for a home of this size and age.
On the down side, the low ceilings have ‘popcorn' which needs to come down - what an ugly job. Then there is no fireplace, which is very unusual for a home built in this era.
What really sells this home is the location. It is in the very base of the foothills with million dollar homes all around it. This is what really sets it apart from anything else in the price range - the fact that it is in a neighborhood of new custom homes and ranches. The few old homes here will stay. For the most part, they are all very well maintained and are on good looking property - easy to look at.
In my opinion, this is the best deal in the Hemet CA Real Estate market today - no other listing in the MLS with a home for sale can even come close to competing with the ambiance this property offers.
My guess - we write an offer tomorrow.
