Re-inspections Are Smart Business | Destin Realtor


It is my #1 goal to make my clients happy.  In most real estate transactions, it is important that a good inspector is hired and it makes good sense to have the inspector come back after all repairs are made for a re-inspection.  I have a decent understanding of construction, but I am far from an expert and this is why I do not like verify that repairs have been made.  About a year ago, I asked my inspectors to include the re-inspection in their proposals to my clients.  I close anywhere from 40 to 50 transactions in a year and I have learned that inspections and repairs can be one of the hardest parts of our job. You will definitely have an upset client if the repairs are not done or done correctly.  it really is smart business to remove yourself from this function and bring in an expert.

 

Benefits of Having the inspector come back to Re-Inspect

  • It keeps the sellers on their toes - We will say something like.  "let us know when all of the repairs are complete and we will send the inspector back out."  In most cases this is enough to let them know that we expect all warranted to be repaired correctly.
  • It increases the quality of the repairs -  If the seller, repair man and listing agent knows that the inspector is coming back out, they are less likely to use chewing gum and duck tape to fix the problem.  The inspector will not pass it if it is not done correctly.
  • It keeps the buyer's agent out of the middle and reduces liability -  As a buyers agent, If I do the re-inspection, there could be some liability if something is missed.  Also, best case, You may loose a great client because of the lack of knowledge of repairs and construction. 
  • It gives the agents more time to focus on Real Estate.  


I am always searching for ways to be more efficient and offer better service for my clients.  If you are only having the inspector come out once,  You really should consider having him come back to check the sellers work.  This really helped improve our Real Estate experience.
