Perhaps you have seen South Pasadena on a television series, maybe in one of your favorite movies or that commercial last night -- as this small city oftens fills in as Anywhere USA. Character homes line its many tree-lined streets where unique shops and cafes are dotted near the highly acclaimed South Pasadena schools, parks and public library. Add to this ambience and you may never realize you are in a location so convenient to Downtown Los Angeles and rest of San Gabriel Valley. It's no wonder why South Pas(it's okay everybody calls it by its nickname) is such a desirable destination.
Well-known for its small Craftsman cottages to large estates, you can also find condos, townhomes and lofts for those who want a more carefree lifestyle. The Gold Line station at Mission Street even gives an new urbanist atmosphere where Thursday afternoons you can indulge at the popular Farmer’s Market.

During April 2012 there were five sales in the category ranging in sold price from $110,000(an all cash transaction in an own-your-own building --- it still took multiple escrows but such a deal!) to $560,000. The average sales price for the month was $373,600(median price $431,000). This compares to April 2011 - also five sales but ranging in closed prices from $312,000 to $600,000. Average sales price for April 2011 was $434,800(median price $370,000).
There are currently nine properties on the condos, townhomes or lofts on the market for sale ranging in price from $268,000(a one bedroom on Monterey Road) to $725,000(a three bedroom at Mission Meridan Village and a two bedroom/den at San Pasqual). Nine South Pasadena properties are in escrow with last list prices from $279,900 to $629,000.
Year to date 2012, there have been 18 properties in the category that have sold from $110,000 to $715,000. This compares to 23 sales in 2011(sold prices from $287,000 to $618,000). The unit difference is really in two complexes that are both new construction. Station Lofts had seven sales in 2011 versus the last new loft that sold in 2012. Mission Commons at Mission and Fremont had three sales in 2011 versus two sold this year-to-date. All information is from the multiple listing service and is not guaranteed -- there may be sales that were not part of the MLS.
Inventory in this category remains low in South Pas and it is not uncommon to have multiple offers especially in those properties with three or more bedrooms.
