Scott, An experienced Buyer Representative can save you time, money, and lower your risk. In addition to local market knowledge, you need to choose the Experienced Realtor who will work on your behalf...nice series!

Great advice for home buyers, Scott. It is a wonderful time to purchase a home.
Step 1: Hire a knowldegeable, experienced Buyer's Agent. I noticed your blub on "Full-Time" which I would imagine some agents would take offense. I personally wouldn't hire a part-timer in that I want them to be available when I'm avaialble. In the real estate world it is a time senstive project so having to wait for somebody to get off work could be detrimental. I would argue, however, that being part of a team could offset that. Meaning, if the agent was working and had a partner who was a full-timer then they could ask their partner to show the homes. But still, full-time has alwasy been more in my line of thinking. I guess there's a Realtor for each and every individual.
I agree with being full time and also having some background with short sales.
