Phoenix Real Estate Market WOW - This week was still UNUSUALLY STRONG. And some of the silly things happening with regard to real estate agents. Yes on Wednesday I took two listings, and entered them into the MLS and my phone began to ring. About 10 agents called, thus far four have submitted offers. The only reason all 10 did not submit because I explaince there were a couple of cash offers, and they knew with (even if strong) a buyer obtaining financing: CASH IS KING.
The second listing was just about 1 1/2 miles away, and being in the area it is in, less attention to it.
Interesting how agents do not see the BENEFITS of COMMUNICATIONS now a days. Many just email an offer, kind of like walking in the dark. Where as the two who have what appear to be the best offers ACTUALLY TALKED with me, one MADE IT A POINT TO: MEET WITH ME FACE TO FACE AT THE PROPERTY. In his case I was able to review his offer and point out: things left out, suggestions to make the offer look stronger, and the buyer was there to initial the changes to be submitted to the seller.

Even an attorney whose class I was in this week, when I talked with him about presenting offers instead of emailing or faxing, and his wife is a Realtor, he had never heard of presenting face to face. I asked: how long have you been an attorney? he said: 13 years. I said: do you email or fax the judge? he said: no. I said I rest my case.
Now you can understand why the average agent only sells four homes a year. Very poor representation on the part of those agents for their buyers, very unprofessional, very dissappointmenting, although I continue to realize I PROVIDE A MUCH MORE BENEFICIAL, HIGH QUALITY, PROFESSIONAL SERVICE THAN MOST REAL ESTATE AGENTS since I published my two books in 2004 and 2006 and before that time as well.
