Why your Buffalo Grove Home hasn't sold?

As you probably already have heard from the news, the Chicago Suburban real estate market has picked up.  Actually  this week two of my buyers were subject to a bidding war on the home they wanted to purchase. 

So what's the problem with your Buffalo Grove home that's still on the market ?  Why hasn't it sold?  These are the top 4 reasons it might not have sold. 

• The home isn't staged( or is in need of repair)  My pet peeve is a bad front door...  I always know what's in store for me when I look at the front door.  If the front door is disrepair- I'm afraid to go in.
• Are you flexible in showing your home?  Last week my clients didn't allow a showing, but when I followed up to see the reason..  I  was then able to get the Realtor back in the home, and voila, the home was sold. 
• You need to take great pictures of your home..Good  Pictures sell a home and when shot by a professional photographer, it makes all the difference in the world. I was the second Realtor selling a Buffalo Grove home. After spectacular pictures were taken by my professional photographer, the home sold in 1 day  ( I also staged the home). 
• Price- Although prices are increasing, don't expect to receive 2005 prices.
