By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

One of the most frequently asked questions is "What is the best way to go about buying a home?" As a Leading Agent here in the Manchester NH area I strive to make the Buying process a wonderful experience for my clients by working with the through ALL steps of the buying process.

The SECOND STEP in the BUYING PROCESS is to GET PRE-QUAILIFIED: Before even looking at a home you should get pre-approved for a loan. Few Sellers will look at your offer without it.

Meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any mortgages that you may quailify for. You should then tell them you are looking at bank owned homes so they can provide you with a list of what condition the property needs to be in for you to be able to get a mortgage.

Down here they won't even touch your offer unless accompanied with a prequailification or proof of funds

It is amazing to me how many people forget this step. I would go further to say that it is important that buyers get pre-approved with a loan officer who will give you their cell phone number and is reachable on weekends when most real estate happens. Do not call a 1-800 number to get pre-approved and do not walk into a branch of your bank or credit union where those people work 9-5 M-F. Ask your Realtor for a list of recommended loan officers and start from there.

DANA that is a great point. I always promote meeting with a Local and TRUSTED loan officer.  Thank you for the comment

This is especially important these days Scott, when multiple offers can knock your bid out if you are not prequalified.

Very good advice for home buyers.  Obtaining a pre-approval letter from a recognized lender is very important initial step in the home purchase process.

Have a great week!

Thank you for the comment Roy, The pointg most often missed is not just any pre-qualification but one from a local, trusted and recognized lender.

Getting pre approved in my opinion takes so much of the anxiety out of the home buying process, especially for first time home buyers.  Once a buyer knows what they can afford and more importantly what they want to afford, then they look at homes in that price range only and do not run the risk of falling in love with a home they cannot afford.
