When it comes to the Request for Repairs phase of the escrow period, negotiations start again, and many a buyer will walk. I think if a seller feels he did not get the price he wanted then there is going to be no further negotiation, and the buyer should bear that in mind.
There are some buyers who make an offer based on all the repairs needed and after the inspection they expect the owner to pay for the repairs or get them done.
Hi Carla. We have an Option Period in our State, which the buyers use to have the property inspected. Once inspected, one never really knows what the buyers are going to ask the sellers to repair, but one thing is for sure. The deal will either proceed to the next level after an acceptable agreement between the parties, as to what will be repaired, or the deal will be terminated by the buyer during the Option Period.
I always point out to my buyers that the inspections are for them to get an accurate assessment of that condition of the property. Sellers may or may not repair everything that shows up on those reports.

Now that the market is improving, sellers are not as willing to do the repairs the buyers requests. Sellers want to get as much out of the sale as possible. Makes negotiating repairs costs contentious.

Carla, congratulations on your FEATURED post. There are some bank owned properties in Venice area are fixed up by the bank, in a move in condition.
