
Once the ink is dry on the contract, sellers let out a sigh of relief. No more last minute showings or praying buyers won't look in "that closet". All that's left is to wait on that closing date. But before you stow that dust pan...
In today's market the easy part is finding a buyer. The hard part is getting said buyer to the closing table. According to some sources, over 1/3 of all deals fall apart before closing. As a result sellers need to do everything they can to keep the home in tip-top shape.
Home inspectors and appraisers have little patience for a sloppy home. Got boxes all over the attic? That home inspector is not going to do the box shuffle to get to the electric panel box.
Such interference usually means the seller gets to pay the inspector to return to the property. And that's best case scenario. Imagine if this was the straw that broke the deal's back?
And like humidity in the Summer, expect those buyers to make SEVERAL appearances during the escrow process. Want to pour cold water on your hot deal? Let the buyers experience dirty dishes, nasty floors, and foul odors in "their" new home.
One seller had to pay 350 bucks for a professional cleaning in order to keep the deal alive. All because they let their house go during escrow.
Invest 15 minutes every night into cleaning your home. In the morning clean your "AM mess" before leaving for work. Such action can help ensure a "clean closing" for all involved!

Indeed, we have a deal that is falling apart for that very reason, and because it is a short sale, they have every option to walk.

I almost lost a very BIG deal over this issue, buyers showed up for inspection and the house was a wreck, cereal bowls left on the counter, etc. and it freaked the buyers out. they made me take pictures of the house and refused to close unless the walk through was perfect. I thought we would lose the deal over a dead roach in the sink.

In TX our contracts state that the home must be in the same condition as it was when the offer was executed, minus normal wear and tear. If the home is trashed at the final walk-thru then we got's problems!
Yep! You gotta keep it clean and picked up! After you're going to move so why not keep packing and getting ready to move? Cleaner is better!
Greg--Louisiana's contract has the same clause. Of course it's on the "boring page" that nobody reads.
