I received a call from one of my clients a week before Christmas.  He told me that he just received an offer on his Murrieta, CA property after being listed on the market for only 3 WEEKS!!!  He said "Thank you so much for helping me get the house looking it's best.  That's why it SOLD so quickly!" What a wonderful Christmas present!

This was a mobile home property staged by  1st Stage Property Transformation   which I blogged about back in October Do you Stage Mobile Home's?   wondering if Mobile Homes should be staged.  I received some great comments and was looking forward to the challenge.

I am soooo excited and happy for the home seller, REA. and lil ole me! :)  A Win-Win-Win!

Some favorite shots... :)

We did a whole house consultation for this client, brought in a few accessories and staged the family room and spare bedroom with furniture.

I did suggest painting the panelling and removing or painting the wallpaper but the seller had a limited budget.  The seller spent most of the budget on the driveway repair which I recommended and he agreed needed to be done. Let's face it...it's the first thing you see and considering this is a 55 and better community we don't need any potential buyer's falling on the way in!

Here are some Before & After's......

Well I'll be dog-goned!!! If you're on a mobile home budget, you may as well go for that cosmopolitan mobile/loft feel! GREAT JOB! I think I'll stage everything from now on. After all, even car dealers stage their vehicles by detailing them, making them smell nice, and putting accessories like floor mats and seat covers on, right?

I REMEMBER your original blog - how great it sold!  What's impressive about the staging is you worked WITH the paneling - adding a mid-century chic factor with the  furnishings!  Julie

Oh My Gosh Janice! This is fantastic! I too, read the first blog. Thanks so much for the update. This is simply wonderful. You've done an excellent job with the staging. I constantly say all price points can use our help. I've been asked to speak at a broker's breakfast in February with the specific reason given that they would be focusing on "half million dollar and up" houses so it would be a good time for me to speak. May I please use some of your photos to make a not so subtle hint about the fact that all homes can be helped with our expertise?

Lania - Bingo..."even car dealers stage their vehicles by detailing them...etc"  You are so right.  I use that analogy often.  It really works well with the men!  Thanks for commenting.

Dane - Glad you stopped by.  Thanks for commenting.

Terry - I agree.  While I love staging Vacant homes...there is something about transforming an Occupied Home that makes you smile.

Elaine - Thanks.  I usually use red when I can but I thought the blue would go well with the brown panelling which was everywhere!  It really helped to update the space.

Julia - Yes..the panelling was a challenge.  It was really in every room but the kitchen which had wallpaper of course.  After I staged the family room I was wishing the owner would have let be bring in furniture for all the rooms!!  I was scared at first but it turned out well.  Bottom line - It sold quickly.  :)

Yvonne - Thank you very much.  It was tough with the home sellers budget but it turned out well.  I am honored, feel free to share all my pictures.  Stage it Forward!

Nicola - Thank you.  I was thrilled that I was able to help.

Carole - Thank you.  I was lucky to have such a cooperative home seller.  He listened to almost everything I told him. :)

Janice ~ You really opened it up!  I understand about the driveway as well.  It definitely looks like it needed attending to and it looks great now too.

Janice - YOU are my hero with this one!  I have been saying since forever that almost every homeowner committed to selling their property will: make necessary repairs, stage it appropriately, price it appropriately and SELL IT!

Thanks for sharing the follow up.  If ever there was a before and after staging post deserving of "feature" this would be it, given the skittishness of many in the real estate market.

Kathy - Thanks for noticing.  The rooms all looked much bigger.  The power of staging!   The driveway looks great.  I was so happy the owner spent the money on it!

Jackie- Awwww. I appreciate your kind words.  Slowly but surely homeowner's are starting to "catch on."  Thank you.

Yvonne - Welcome Girlfriend!

WOW great job and great news for you and your client. The rooms look great and it worked with the paneling. These homes can be tough since the ceilings are low and the walls seem to close in on you, but you transformed the space and it worked...Driveway..excellent call

Janice ~ this is a great example of the benefits of staging for every home!  I love the brown with blue color accents -- looks like it's right out of a stylish magazine.  Great job -- I can't wait for more photos from you!

Phyllis - Thank you NJ Girlfriend!  It was a challenge to do this property.  I am sure you can imagine how much I wanted the seller to paint.  But I am glad he did the driveway.  The best part was working with such a sweet client.  He had just lost his mother and it was hard for him to part with everything.  He was great!

Maureen- WOW!  Thank you so much.  As I look back at my old staging jobs I can see that I have improved and grown.  Thank you for the compliment.

Kathy- Awwww shucks!  I really am humbled.  It is so nice to wake up in the morning, sign on to AR and get a warm and fuzzy feeling from my colleagues and friends!!  :) Thank you.

Charles- Thank you.  Business is picking up.  I am trying to grow slowly (which kills my husband) so that the quality of my staging doesn't suffer.    Thanks for stopping by....your friend in Murrieta

Latonia - Thank you.  I did have reservations about staging a mobile home.  I believe every property needs to be staged.  I am glad I made a believer out of you!

You have inspired me beyond words.  I will never look at another place, object, or space that someone will occupy for more than a 5-minute time frame and not think Staging.

Thank you for your post.

Marci - Thanks for stopping by.  Yes...Win-Win-Win...don't ya' just love that!  Trailers in CA are very popular.  This one is in a 55 and better community next to a golf course.

Mary Lou - Thank you.  Red is my favorite accent color, but I needed to follow what was currently in the house and there was a lot of BLUE.  I do love a blue & brown combo.  It really helped to update this trailer.  The driveway was a must!  I am glad the home owner was on board.

Deena - I agree.  Home owners can get overwhelmed with a long To-Do list.  If they prioritize they can tackle the most important items and still achieve their goal...which is to SELL their house!

Kathleen - Thanks. It really did turn out better then I expected.  I still wonder what it would look like painted.  Oh well...you can't have it all! :)

Janice,   Way to go - that looks awesome.   I would initially have been tempted to go with that paneling and think I had to be locked into something "lodgy" but you made it look really up to date and modern with your choice of colors and furnishings - great job!

Good post - because we are going to sell a camper/trailer and I immediately thought of staging it -- you know, mugs for hot cocoa on the table, a snuggly throw across the bed in the back -- looks like I should go for it staging works no matter what the size and price of the home.   You did a great job!    -Sheri

Sheri - Thanks!  I thought about a more "lodgy" look too....but the home was soooo dark I thought it needed to "wake up" so I opted for a more contemporary look.  We continued the color scheme of blue and brown where ever we could.  This helped the home appear larger.

Go stage that camper/trailer and then blog about it!  I would love to see the pic's!

Erica - Thanks, I really appreciate your comments.

Regarding your question, The owner had passed away and her son ended up keeping (we kept the living room furniture and added pillows and updated accessories), selling (estate sale) or donating (Salvation Army)  the "stuff."

This is very beautiful Janice.  I'm sure the owner's son really appreciated everything you did.  Here in Canada, there are mobile homes but mostly seasonal. People don't usually live in them year round and I'm sure staging them hasn't crossed anyone's mind.  Now I'm thinking that this might be a market for me.

Oh my gosh, when I saw your pictures, I had flashbacks to a double wide mfrd home I staged a couple years ago in the Seattle area that had that SAME PANELING. Well, they say you can't make a silk purse out of a sow's ear, but you can truly dress up that little sow and make her look as cute as a sow can look!

The one I did, after months on the market vacant, sold in a week with several offers (they painted some rooms and replaced worn carpet which helped, but Staging did the trick).

There have been comments in the media about how Stagers mask "ugly" homes with this type of Staging. However, I think it's of incredible value that we Stagers show people how even a VERY MODEST home can have charm and appeal. YOU NAILED IT, JANICE!

Here is a picture of a child's bedroom that I vignetted because of budget constraints.

Hi Janis -  Thanks for the compliment.  Nice name by the way! ;)

At first I was a little undecided about staging a mobile home.  Now I am a firm believer that any property could benefit from home staging.

Thanks for sharing your picture.  Totally helps to distract from all the panelling. Very cute.

I commented on your blog a few weeks ago. I cant stop thinking about it. It is such positive reinforcement that Staging is a wonderful concept and a wonderful career choice. Whenever I feeling discouraged or boo hooing about clients or Realtors not calling. I think about the trailer that was staged. Proof and confidence in staging is in these photos. ANY listing, any property, any house can be staged. Whether Condo, townhouse, or trailer. We are EQUAL OPPORTUNITY STAGERS no discrimination. What a great thing that everyone and anyone can benefit from staging. Thanks again for sharing you post.
