House Morphing

  The Road to finding the perfect House can sometimes be a long one. Agents will compile a list of houses to view based on the needs and wants their provide to them matching criteria of price, size, ammenties and location. A common phenonmenon from viewing too many homes is "house Morphing" a term which describes the brain combining floorplans from several homes customers have viewed into one giant house. Overwhelming the senses and confusing one house with another. Even with the aid of maps, detailed information sheets, and check lists with comments attached, it happens to almost everyone who has seen too many homes too close together.

As an agent, an added value I provide to my clients is to set no more than four appointments on an outting. According to the National Association of Realtor the average home buyer will preview homes via the Internet, and make appointments to see eight before buying one. In our area for example in Central Florida specifically Osceola County there are presently 7,000 homes for sale. An overwheling number. Depending upon what the buyers needs are the list can be dramatically reduced based on square fottage, number of bedrooms, pools or no pools, acreage, and many other determining factors.

Each house I list is given a unique identifier. A nickname.  For example I have the "Zebra house". Not because of the decor, because it faces a conservation area in which Zebra roam and graze. Yes, we have Zebras in Florida. 

Sellers look for various ways to make their homes stand out. One used a stand up of a Nascar driver in the den. People Remembered it. Another which I saw recently was a fishbowl tank in the bathroom to compliment the tropical fish decor. The fish were actually swimming around. Pretty intereting. House with Pets included. Now the client thought it was very novel.

Whatever the appeal is I were to show you a house with a nickname, it would help house morphing from occuring. We have found this technique to be very helpful and you may want to give it a try. Write a nickname down, bring your camera along, and take plenty of notes.  But try NOT to see more than four houses on any given day.
