My area is low on inventory.  Almost every offer is multiple.  So, where is this glut  of foreclosures that is supposed to hit the market?  Right now my area could use a few more houses, but, I don't see a lot of houses sitting empty that are not for sale. 

Yes, there are  a few of them, but not the hordes that are supposed to hit the market.

My area is seeing the start of a strong recovery.  I am looking for the glut to hit or worse yet...for the government to stick their noses into our business again and SCREW things up.

Low interest rates and easier refinancing is keeping a lot of people in their houses, but i don't know how long that will last.

I don't think the shadow inventory exists in my area.  As i drive around I don't see the empty houses like I did 3 years ago.
