I love internet leads and convert 1 in 20 leads on a fairly consistent basis. The whole basis on converting leads is having a plan and sticking to it.

Here is my montra for internet leads
It is about staying in touch with them, It is about not sending lots of junk they do not want, It is about having a program that can tell you what they are looking at and when they are online, It is about setting reminders after every touch for you to do something else for that particular lead every time you contact by email or phone, It is about anticipating what they may be looking at next and sending some of those listings in advance, It is about setting up professional touch campaigns that do not offend but instead let the lead know you are there when they need you, and the number one thing it is about is contacting that internet lead within one hour of them being on your site.

I also love internet leads. The other key is to understand that an internet lead has an incubation period of 6 to 9 months.

The average agent will give up on an internet lead after one or two emails sent out, this is where you have to strive to be the one that is persistent in being on top of the communication with them. Praful I agree with you, my 1 in 20 may be 6 months to a year down the road, but don't we need business then too? Part of this is keeping your pipeline full and not getting little bubbles in the pipe. One of my sayings I stand by at all times is, "What I do today, effects my paycheck in 6 weeks."

I stay on top of my eEdge and 11 other sites I own, and I feed my stuff all back to my eEdge site for the best results. I post on Craigslist 2 times per day, once around 7 in the morning when I do my reposts, and then sometime between 4 and 8 pm I put in approximately 15 new posts on Craigslist.

Little tip if you did not know this one already. Post at 10:30 to 11:00pm on Friday and Saturday night All new posts or one's that have not been posted in 30 days or more. You will get twice as many people signing up, 5 or more extra in our area, by doing it this way rather than the 4 to 8 routine. I am getting 120 to 200 leads each month on my site and the cost is my time or my wife's. No assistant yet nor buyers agent, but working on it.
